The latest MLS data for the Russian River area shows:
- 89 residential homes currently for sale
- 132 total active listings including residential, land, commercial, and other property types
- 7 new listings over the past five days
- 7 homes sold during the same period
- 9 price reductions
These numbers tell us something important.
New inventory is entering the market at nearly the same pace that buyers are purchasing homes. Sellers who initially priced too aggressively are making adjustments, helping maintain a healthy balance between supply and demand.
Compared to the highly competitive COVID-era market, today's conditions are much more predictable and sustainable.
Homes Under $600,000 Continue to Lead the Market
The strongest buyer demand continues to be focused on homes priced below $600,000.
Properties in this price range that are:
- Clean
- Well maintained
- Properly priced
- Move-in ready
continue to receive strong buyer interest.
Once homes move into the $700,000 and above price range, buyer activity slows considerably. Buyers become much more selective, negotiations increase, and homes generally require more time to sell.
Riverfront Homes Face New Challenges
Riverfront properties remain highly desirable, but they're no longer selling as quickly as they did several years ago.
Several factors continue to influence demand:
- Higher mortgage interest rates
- Sonoma County's vacation rental moratorium
- Buyers placing greater emphasis on affordability
Many buyers who previously purchased riverfront homes as vacation rentals are no longer active in today's market, reducing competition for these properties.
That doesn't mean riverfront homes aren't selling—it simply means pricing and presentation have become more important than ever.
Notable New Listings
Several interesting properties entered the market this week.
Orchard Road – Guerneville
Two homes on Orchard Road have recently been listed by the same brokerage.
Located just off River Road near downtown Guerneville, these homes offer convenient access to shopping and restaurants. Buyers should be aware that the location experiences traffic noise from River Road, something worth considering before purchasing.
Terrace Drive – Forestville
A charming two-bedroom, two-bath home on Terrace Drive recently hit the market.
With approximately 1,300 square feet, this property offers a peaceful hillside setting outside much of the flood-prone areas that attract many buyers looking for a quiet Russian River retreat.
Limited parking is one consideration, but the home's character and wooded setting make it an appealing option.
Santa Rosa Avenue – Guerneville
One property continues to attract attention for its unusually low asking price.
A three-bedroom, two-bath fixer listed at $248,000 remains available despite multiple appearances on the market.
Whenever a home remains available at this price point, buyers should perform thorough inspections to understand exactly what repairs may be required.
Green Valley Road
Luxury inventory also expanded this week with a beautiful four-bedroom, four-bath home offering more than 3,300 square feet listed at $1,465,000.
Price Reductions Continue
One of the biggest stories this week is the number of price reductions.
Nine properties reduced their asking prices over the past five days.
Examples included:
- $699,000 reduced to $599,000
- $534,000 reduced to $524,000
- $599,000 reduced to $575,000
These adjustments reflect today's buyer expectations.
Proper pricing from day one remains one of the most important factors in achieving a successful sale.
Featured Listing Price Improvement
One of my own listings has also received a price improvement.
9695 Rio Vista Road in Forestville has been reduced to $688,000.
