Understanding Cazadero
Cazadero is more of a geographic region than a traditional town.
The small downtown area includes:

Cazadero General Store
-
A hardware store
-
A few churches
Beyond that, the community stretches:

Along Austin Creek
-
Up Cazadero Highway
-
Into the hills along King Ridge Road
-
Toward the coast via Fort Ross Road
Much of Cazadero follows Austin Creek, with Cazadero Highway running on one side and Austin Creek Road on the other, both paralleling the creek.
This creek corridor is where most of the vacation rental restrictions apply.
Austin Creek Road – The 5% Cap Zone
The purple-shaded area on the Sonoma County map along Austin Creek Road is currently capped.
Here’s what that means:

The County limit is 5% vacation rental concentration

The current concentration is approximately 14%
-
No new permits are being issued
-
Buyers must join a waitlist (shown as orange dots on the map)

Permits do NOT transfer when a property sells
This is critical.
If you are purchasing a creekfront property along Austin Creek Road, you should assume it is in a capped zone unless verified otherwise.
When existing owners sell or stop renewing their permits, those permits drop off. Only when the area falls below 5% will new permits be issued.
Cazadero Highway vs. Austin Creek Road
Cazadero Highway runs on one side of Austin Creek.
Austin Creek Road runs on the opposite side.
Properties directly in the Austin Creek corridor are part of the capped concentration area.
However, as you travel up Cazadero Highway, there are small pockets that appear outside the cap boundary.
Some properties across from the creek side — particularly away from the purple zone — may still have eligibility.
Each parcel must be checked individually for:

Fire access requirements
Never assume eligibility based on proximity alone.
Five Mile Bridge & North of Scandlin Road
As you move north toward:

Beyond certain boundaries, vacation rental permits may still be available.
That does not guarantee approval — but it means the 5% concentration cap may not apply in the same way as the Austin Creek corridor.
Downtown Cazadero & The Hills
In the central Cazadero hub near the General Store, there are areas that currently show availability on the map.
As you move into:

King Ridge Road
-
Fort Ross Road
-
Higher elevation hillside parcels
Many of these areas are outside the Austin Creek cap zone.
However, hillside properties must still be evaluated carefully for:

Road access

Fire safety requirements

Septic systems
-
Zoning overlays
Cazadero is rural. Infrastructure matters.
Important: Permits Do NOT Transfer
This is one of the most common misunderstandings.
If a property is currently operating as a vacation rental:

The permit is tied to the operator

It does NOT automatically transfer to the new owner

The new owner must reapply
If the area is capped at the time of purchase, the new owner may not receive approval.

Final Thoughts
Cazadero remains one of the most peaceful and desirable areas in West Sonoma County — especially along Austin Creek.
However, the Austin Creek corridor is currently at approximately 14% vacation rental concentration, well above the 5% cap.
There are still opportunities in certain areas, but they require careful parcel-by-parcel verification.
