If you're thinking about buying or selling real estate in Guerneville or anywhere along the Russian River, call or text David Millar at 707-217-1786. I’m a local Russian River real estate agent who works throughout Guerneville, Forestville, Monte Rio, Rio Nido, Cazadero, Duncans Mills, and Jenner.

Today we're exploring Cherry Street and Lovers Lane in Guernewood Park, a redwood neighborhood just outside downtown Guerneville, California.

These aren't long roads, but they pack a lot of homes into a relatively small area. For buyers looking for a smaller Russian River cabin, starter home, fixer, or weekend getaway close to Guerneville, this is an area worth knowing.

Where Are Cherry Street and Lovers Lane?

Cherry Street and Lovers Lane are located just west of downtown Guerneville, on the north side of Highway 116.

The neighborhood sits near Old Cazadero Road and Old Monte Rio Road, two historic Russian River roads we've explored in other local neighborhood tours.

Hilbert Creek runs through the canyon between Lovers Lane and Old Cazadero Road, with homes tucked into the redwoods on both sides.

One of the biggest advantages of this location is convenience. You're only a short distance from downtown Guerneville, while still getting the wooded, cabin-style environment many buyers associate with Russian River living.

The Russian River itself is also nearby. From portions of the neighborhood, you can cross Highway 116 and quickly reach river access.

Cherry Street: Redwood Homes Close to Guerneville

The upper portion of Cherry Street begins near Old Monte Rio Road and runs along the hillside before eventually dropping toward Lovers Lane.

This is a compact neighborhood. Lots tend to be smaller than what you'll find farther out toward Cazadero or some of the more rural parts of Sonoma County.

That makes off-street parking particularly important when evaluating homes here. Streets can be narrow, and parking opportunities vary considerably from property to property.

One major benefit is that many properties in this area are within the public sewer service area rather than relying on individual septic systems.

That's an important distinction in Russian River real estate, where septic systems can be one of the biggest issues buyers need to investigate when purchasing rural property.

Lovers Lane: A Classic Russian River Cabin Neighborhood

Lovers Lane begins near Highway 116 and winds back along Hilbert Creek until it connects with Cherry Street.

Although the roadway feels like a single-lane road in places, traffic travels in both directions. Drivers frequently have to cooperate, slow down, and use available pullouts to let each other pass.

That's simply part of living on some of the smaller Russian River roads.

Along Lovers Lane you'll find a mix of older cabins, smaller homes, remodeled properties, and fixers. Historically, neighborhoods like this have sometimes provided buyers with a lower-cost entry point into the Guerneville housing market compared with larger homes on bigger parcels.

For a first-time buyer or someone looking for a small second home near the Russian River, that can make this neighborhood interesting.

Redwood History Around Guernewood Park

One of the things that makes this part of Guerneville special is the forest.

Today the neighborhood is surrounded by tall second-growth redwoods, but the landscape looked very different before the area's original redwood forests were logged.

Much of the Guerneville and Russian River region was heavily connected to the lumber industry during the late 1800s and early 1900s. Redwood logging shaped many of the roads, communities, and neighborhoods we see today.

Driving through Cherry Street and Lovers Lane gives you a sense of what it's like to live inside that forest environment.

Even with homes relatively close together, the large redwoods give much of the neighborhood a quiet and secluded feeling.

Flood Zones Matter in Guerneville

Flood risk is something every buyer should investigate carefully when purchasing property in the Russian River area.

The upper portions of Cherry Street sit higher on the hillside, while lower areas near Highway 116 and Hilbert Creek can have different flood considerations.

Because elevation can change quickly from one property to another, buyers shouldn't assume that every home on the same street has the same flood status.

When I'm working with buyers in Guerneville, I recommend looking at the specific property's flood-zone designation, elevation, insurance requirements, drainage, road access, and historical information rather than judging an entire neighborhood based on one nearby property.

That's especially important when buying near the Russian River or one of its creeks.

Hidden Valley Road

Hidden Valley Road branches off Cherry Street and heads farther uphill into the redwoods.

The neighborhood has a similar character to Cherry Street, with homes built along the hillside and surrounded by trees.

Moving uphill can change flood exposure, but every property is different. Buyers should always verify the current flood maps and property-specific conditions during their investigation period.

Can You Have a Vacation Rental Here?

Short-term rental rules have changed considerably throughout unincorporated Sonoma County, and different neighborhoods may be subject to restrictions, permit caps, exclusion zones, or other requirements.

If you're purchasing a property specifically because you want to operate it as a vacation rental, do not assume a new vacation-rental permit will be available.

Check the property's current permit status and verify the latest Sonoma County requirements before purchasing.

Longer-term rentals may be treated differently, so buyers interested in rental income should investigate those options separately.

Buying an Affordable Home in Guerneville

One reason buyers sometimes look at Cherry Street and Lovers Lane is price.

Russian River real estate varies dramatically depending on location, lot size, condition, flood exposure, parking, septic or sewer service, and proximity to town.

Smaller cabins and fixer properties can sometimes provide a more affordable way to enter the Guerneville market.

You're giving up some land and privacy compared with larger rural parcels, but in exchange you're getting:

  • Close proximity to downtown Guerneville
  • Quick access to Highway 116
  • Nearby Russian River recreation
  • A redwood forest setting
  • Public sewer service for many properties
  • Smaller homes that may be more affordable than larger Russian River properties

For the right buyer, that's a good tradeoff.

Living Near Downtown Guerneville

The real advantage of this neighborhood is location.

You're close enough to downtown Guerneville for restaurants, shops, groceries, events, and everyday services, but once you turn onto Lovers Lane or Cherry Street, you quickly return to the quieter redwood environment that makes the Russian River area unique.

That combination—close to town, close to the river, and surrounded by redwoods—is exactly what many buyers are searching for when they start looking at Guerneville real estate.

Looking for Real Estate in Guerneville or the Russian River?

Every Russian River neighborhood is different.

Flood zones can change within a few hundred feet. Some homes are on sewer while others have septic systems. Roads can range from easy paved access to narrow hillside lanes. And two houses that look similar online can have completely different property issues.

That's why local knowledge matters.

If you're thinking about buying or selling a home in Guerneville, Guernewood Park, Rio Nido, Forestville, Monte Rio, Cazadero, Duncans Mills, Jenner, or anywhere along the Russian River, I'm happy to help.
