🚫 Areas in Guerneville That Are Shut Down

Rio Nido

Rio Nido is now fully thatched.

That means:

  • No new vacation rental permits

  • Existing permits cannot be expanded

  • As properties sell or permits lapse, they do not reopen

If you’re looking specifically at Rio Nido for a short-term rental investment, it is no longer viable for new permitting.


Downtown Guerneville (Partial Prohibit)

Parts of downtown Guerneville are now in prohibit zones.

  • Areas near Armstrong Woods Road

  • Hills above town

  • Sections near 3rd Street and Church Street

  • Various residential pockets
