If you're looking for a neighborhood that captures the historic charm of the Russian River while remaining close to restaurants, beaches, and outdoor recreation, River Boulevard in Monte Rio deserves a closer look.

As a local Russian River real estate agent, I enjoy showing buyers this unique stretch of road because it offers something that's becoming harder to find in Sonoma County—a relaxed riverside lifestyle with a variety of home prices and property types.

Watch the neighborhood tour below to see what makes River Boulevard special.

Where is River Boulevard?

River Boulevard begins just after crossing the historic Monte Rio Bridge from downtown Monte Rio.

As you leave Highway 116 and head across the bridge over the Russian River, you'll immediately find River Boulevard branching off to the left. The road follows the river for approximately one mile before ending in a quiet residential area.

Its location puts residents within walking distance of many of Monte Rio's most popular attractions while still offering a slower pace than neighboring Guerneville.

Close to Monte Rio Beach

One of the biggest advantages of River Boulevard is its proximity to Monte Rio Beach.

During busy summer weekends, especially events like Bear Weekend in nearby Guerneville, Monte Rio often provides a much quieter alternative for swimming, kayaking, paddleboarding, and relaxing along the Russian River.

The beach is only minutes away from most homes on River Boulevard.

Historic Hotels and Local Landmarks

As you drive down River Boulevard, you'll pass several of Monte Rio's historic destinations.

Highland Dell Lodge

One of the area's best-known landmarks is Highland Dell Lodge, a historic riverside hotel featuring lodging, a restaurant, and a bar. It has welcomed visitors to Monte Rio for generations and remains one of the community's signature properties.

Boho Manor

Farther along River Boulevard you'll also find Boho Manor, another well-known boutique hotel offering accommodations along the Russian River.

Together these historic properties help preserve the character that has attracted visitors to Monte Rio for decades.

Riverfront Homes and Vacation Rentals

Many properties along River Boulevard are located directly on or near the Russian River.

You'll find a mixture of:

  • Riverfront homes
  • Vacation rental properties
  • Weekend retreats
  • Full-time residences
  • Historic cottages
  • Updated river homes

Because of its riverfront setting, River Boulevard has long been popular with second-home buyers from the San Francisco Bay Area.

Affordable Homes Near Downtown

One thing many buyers don't realize is that River Boulevard also connects to a small residential neighborhood where homes can often be more affordable than direct riverfront properties.

Depending on current market conditions, buyers may occasionally find homes in the mid-$300,000s through the $500,000s within walking distance of downtown Monte Rio and the Russian River.

For buyers looking to enjoy the Russian River lifestyle without paying riverfront prices, this area is worth considering.

River Access

While River Boulevard follows the Russian River, public access points are somewhat limited.

There is neighborhood access used primarily by local residents, while Monte Rio Beach remains the primary public destination for launching kayaks, swimming, and enjoying the river.

If river access is important to you, it's worth discussing individual properties before making an offer, as access varies from home to home.

Why Buyers Like River Boulevard

Many buyers are drawn to River Boulevard because it offers:

  • Walking distance to downtown Monte Rio
  • Close proximity to Monte Rio Beach
  • Historic character
  • Riverfront properties
  • Vacation rental opportunities (subject to county regulations)
  • Quiet atmosphere
  • Easy drive to Guerneville and Occidental
  • Beautiful redwood surroundings

It's one of the neighborhoods that still feels like the classic Russian River communities many visitors remember from years ago.

Is River Boulevard Right for You?

Every Russian River neighborhood has its own personality.

Some buyers prefer the busier atmosphere of Guerneville. Others appreciate the sunshine found around Forestville.

River Boulevard appeals to buyers looking for:

  • A quieter lifestyle
  • Easy river access
  • Historic charm
  • Vacation homes
  • Weekend retreats
  • Investment opportunities
  • Full-time living close to nature

As always, buyers should also understand local considerations including flood zones, insurance availability, septic systems, and vacation rental regulations before purchasing.

These are all topics I regularly discuss with clients considering homes along the Russian River.
