The Russian River real estate market is heading into its slower season, but homes are still moving. In my October 27 update, inventory is holding at about 119 homes, while 22 price reductions over the past two weeks show sellers adjusting as we get closer to winter.
Russian River market numbers for October 27, 2026
- About 119 homes on the market, the same overall count as my previous update.
- 22 new listings over the past three weeks.
- 22 price reductions over the past two weeks.
- 12 homes went contingent over the past two weeks, meaning the sellers accepted offers.
- Two listings expired over the past two weeks.
- Six homes came back on the market during the activity discussed in this update.
The new-listing count covers three weeks. The price reductions, contingents and expired listings cover two weeks.
Steady inventory does not mean the same homes are sitting
We had about 119 homes available at the previous update, and we have about 119 now. There has still been movement underneath that number. New listings have come on, buyers have purchased homes, and other properties have come off the market.
Seeing only two expired listings in the past two weeks is encouraging to me. Sellers are still participating, and buyers are still finding homes they want. We are heading into the quieter time of year, but there is still business happening.
Price reductions are a big part of the fall story
We had 22 price reductions in two weeks. Some sellers who came out at a higher price during the summer are now adjusting to attract interest before winter. In the video, I point out that many of those reductions were in the lower price ranges, including homes around $200,000, $400,000 and $500,000.
If your home has been on the market without the response you expected, this is a good time to look closely at your competition and your asking price. The price that brings buyers through the door matters more as the season slows.
Some new listings are still finding buyers quickly
I discuss two examples in the video: a smaller home near the river in the Neeley Road area of Guerneville, and a Forestville horse property. Both attracted offers quickly. They offer different things, but each had features buyers were looking for.
That is why I pay attention to the individual property as well as the overall market numbers. River access, sunshine, usable land and a property's setting can make a real difference in the response it gets. A seasonal slowdown does not mean every home will move at the same pace.
What this means if you are buying
Price reductions give buyers a reason to take another look at homes that may have been outside their budget earlier in the season. At the same time, a home with the location and features you want can still go into escrow quickly.
If you are looking for a Russian River second home or a full-time home, we can talk about the areas that fit what you want and which properties deserve a closer look.
Thinking about selling in the spring? Start now
Spring may feel a long way off, but the preparation time goes quickly. Septic work, pest inspections, home inspections and repairs can take time to organize. Starting those conversations now gives us room to put a plan together.
I am happy to come out, look at your home and talk through its value, the current competition and what we would want to do before bringing it to market. Call 707-217-1786 for a free home evaluation.
