What is happening in the Russian River real estate market right now?

As of August 17, 2026, the Russian River market remains relatively balanced, with 135 properties currently on the market. Since my last market update, we have seen 3 new listings, 3 closed sales and 3 price reductions.

That balance is important. We aren't seeing a large surge of new inventory, but homes aren't disappearing from the market at an unusually fast pace either.

Buyers currently have more negotiating power than they did during the highly competitive pandemic-era market, but desirable homes can still receive multiple offers.

As a Russian River real estate agent, I track the MLS Hot Sheet to see what is actually happening from Forestville and Guerneville through Monte Rio, Rio Nido, Cazadero, Duncans Mills and Jenner.

Russian River Real Estate Market at a Glance

As of August 17:

  • 135 properties on the market
  • 3 new listings
  • 3 closed sales
  • 3 price reductions

Last week we were at approximately 133 properties, so overall inventory has changed very little.

The bigger story is what buyers are doing.

Is the Russian River a Buyer's or Seller's Market?

The Russian River currently leans somewhat toward a buyer's market, but the answer depends heavily on the individual property.

Today's buyers are generally more selective about price, condition and location. They are more willing to negotiate and aren't routinely making the aggressive offers we saw several years ago.

We're no longer regularly seeing buyers offer 20% or 30% over asking price, waive contingencies and make extremely aggressive cash offers simply to secure a property.

However, that does not mean multiple offers have disappeared.

A cute, well-maintained home in a desirable location—particularly around the $400,000 price range—can still generate significant buyer interest.

That's exactly what we saw with one of this week's closed sales.

New Russian River Homes for Sale

9202 Huckleberry Way, Monte Rio – $415,000

A new listing on Huckleberry Way came on the market at $415,000.

The property offers:

  • 1 bedroom
  • 1 bathroom
  • Approximately 785 square feet
  • Wooded setting above Monte Rio

Huckleberry Way is in the hills above Monte Rio near the terrace neighborhoods. For someone looking for a smaller Russian River cabin at a relatively affordable price point, this is an interesting addition to the market.

19614 Redwood Drive, Monte Rio – $925,000

Another new Monte Rio home for sale is located on Redwood Drive near the Northwood golf course.

The property is listed at $925,000 and offers:

  • 3 bedrooms
  • Approximately 1,792 square feet
  • Location near the golf course

Monte Rio continues to offer a wide range of properties, from smaller cabins to substantially larger homes near the Russian River and golf course.

9412 & 9501 Westside Road, Forestville – $599,000

This Forestville property came on the market at $599,000.

The property has approximately 1,446 square feet and includes a main residence along with additional living space/unit configuration.

This section of Westside Road is near River Road in the Forestville/Russian River area and should not be confused with the section of Westside Road extending toward Healdsburg.

Russian River Price Reductions

We also saw several sellers reduce their asking prices.

Recent reductions included:

  • Park Avenue: $669,000 → $657,000
  • Field Lane: $589,000 → $559,000
  • Willow Road in Guerneville: $675,000 → $649,000

Price reductions are worth watching because they tell us something about current buyer expectations.

Buyers are looking carefully at value. If a property enters the market too high relative to its condition, location or competition, buyers may simply wait.

That makes accurate pricing particularly important for Russian River sellers in the current market.

Recent Russian River Home Sales

The three recent closed sales show just how property-specific this market has become.

8170 Park Avenue, Forestville

This property was listed at $559,000 and sold for $564,000.

It received two offers.

The winning buyer paid approximately $5,000 over asking price, showing that buyers will still compete when they believe a home represents good value.

Mill Street, Guerneville

A property on Mill Street in downtown Guerneville was listed at $725,000 and ultimately sold for $685,000.

That's a very different result.

In this case, the market pushed the final sales price below the original asking price.

16255 Rio Nido Road – Multiple Offers

This was one of the more interesting sales.

The home was listed for $430,000, received three offers, and ultimately sold for $470,000.

That's $40,000 over asking—or roughly 9% above the list price.

Why?

It was a cute property at an attractive price point that generated substantial buyer activity.

This illustrates an important point about today's Russian River market:

There isn't one market for every property.

Why Some Russian River Homes Get Multiple Offers

Buyers may have more negotiating power overall, but they will still compete for the right property.

Homes are more likely to attract strong interest when they combine several factors:

  • Attractive pricing
  • Good condition
  • Desirable location
  • Appealing Russian River character
  • Lower or more accessible price point
  • Limited direct competition

Meanwhile, an overpriced property—or a home requiring substantial work—may receive very different treatment from buyers.

That's why simply looking at average market statistics doesn't tell the entire story.

What This Market Means for Russian River Buyers

If you're buying a home in Guerneville, Forestville, Monte Rio, Rio Nido, Cazadero, Duncans Mills or Jenner, you generally have more room to perform due diligence and negotiate than buyers had several years ago.

But don't assume every property will sell below asking.

If a well-priced property comes on the market in good condition and attracts several buyers, you may still face competition.

Understanding the specific property, location, comparable sales and current competition is more useful than simply labeling the entire area a buyer's market.

What This Market Means for Russian River Sellers

Pricing correctly from the beginning matters.

We're already seeing price reductions, and buyers are willing to push back when they believe a property is overpriced.

At the same time, the recent Rio Nido sale demonstrates that buyers will compete when a home enters the market at a price that generates excitement.

The goal isn't necessarily to ask for the highest possible number.

The goal is to position the property correctly against the competition so serious buyers recognize its value.

How Much Longer Is the Russian River Selling Season?

We are moving into the later portion of the traditional Russian River real estate season.

Buyer activity typically remains stronger through the summer and early fall. As we move toward late October and the beginning of the rainy season, activity generally starts to slow.

That means sellers who want to take advantage of the remaining 2026 selling season still have time, but the window is getting shorter.

If you're considering selling this year, now is a good time to evaluate your property's likely value, competition and preparation needed to get it on the market.
