For these market updates, I use the latest MLS Hot Sheet to look beyond general Sonoma County statistics and focus specifically on what is happening in the Russian River real estate market.

Russian River Real Estate Inventory

As of August 21, 2026, there are approximately 138 properties for sale in the Russian River market area, including 94 residential properties.

During my previous update, there were approximately 135 properties available, including 93 residential properties.

That tells us inventory is relatively stable.

Historically, I consider roughly 120 to 130 total properties a reasonably healthy inventory range for our market. We are currently somewhat above that level, which gives buyers choices without returning to the extremely limited inventory we experienced during the hottest years of the market.

When inventory dropped into the 50-to-60-property range, buyers often had very few choices and bidding wars became much more common.

Today's market is considerably more balanced.

Latest Russian River MLS Activity

Since the previous market update, the MLS Hot Sheet showed:

  • 6 new listings
  • 5 properties went contingent
  • 5 properties came back on the market
  • 9 price reductions
  • 6 closed sales

Six properties came onto the market while six properties sold, which is another indication that inventory is currently relatively balanced.

However, there are two numbers I am watching closely: five properties returning to the market and nine price reductions.

Why Are Homes Coming Back on the Market?

Seeing five properties return to active status in a short period is unusual enough to pay attention to.

There can be many reasons for a Russian River home to come back on the market.

A buyer may discover issues during inspections and decide not to proceed. The buyer and seller might be unable to reach an agreement regarding repairs or credits. Financing can sometimes become an issue.

In other situations, a listing may expire and then be placed back on the market.

This does not necessarily mean something is wrong with all five properties. But it is a market indicator worth monitoring.

Nine Russian River Price Reductions

We also saw nine price reductions.

That reinforces something I have been discussing throughout the 2026 selling season: buyers have choices and are paying attention to value.

A property that is priced correctly, presents well and has desirable characteristics can still attract strong interest. But sellers cannot assume buyers will overlook condition or automatically pay a premium.

Pricing is particularly important in the Russian River because properties can vary tremendously from one street to another.

6450 Packing House Road, Forestville – $725,000

One of the new listings is my property at 6450 Packing House Road in Forestville, offered at $725,000.

The home is approximately 1,300 square feet and sits on a flat, sunny and usable half-acre close to downtown Forestville.

That usable land is one of the property's biggest advantages.

There is room for vehicles, RV parking, gardening and projects, with potential for additional uses subject to applicable Sonoma County requirements and approvals.

Another important feature is that the property is on sewer rather than septic.

For buyers looking for Forestville real estate with usable land while remaining close to town, restaurants, shops and Highway 116, this is an interesting combination.

16361 Wright Drive, Guerneville – $1.1 Million

Another new listing is 16361 Wright Drive in Guerneville, listed at approximately $1.1 million.

It is a three-bedroom, three-bath home with approximately 1,554 square feet.

Wright Drive is a desirable Guerneville location because you are elevated above town while remaining relatively close to downtown.

The area can also offer something buyers frequently ask me for: sunshine.

Sun exposure can vary dramatically throughout the Russian River area, making it an important factor when comparing properties.

6274 Van Keppel Road, Forestville – $799,950

Another Forestville property to watch is 6274 Van Keppel Road, listed at approximately $799,950.

It offers three bedrooms, three bathrooms and approximately 1,778 square feet.

This property has some similarities to 6450 Packing House Road because it combines proximity to Forestville with usable land.

For many buyers, flat and usable outdoor space is a significant advantage in the Russian River area.

1499 Foothill Boulevard Short Sale – Reduced to $325,000

One of the most noticeable price reductions is 1499 Foothill Boulevard, which was reduced from approximately $419,000 to $325,000.

This property is being offered as a short sale.

A short sale occurs when the amount owed against a property exceeds what can be recovered through a normal sale and the lender agrees to accept less than the total amount owed.

Short sales were extremely common during and following the 2008 financial crisis. They are much less common today, so seeing one in the Russian River market catches my attention.

I recently looked at this property. It has a lot of Russian River charm and is close to town and sewer.

Flood elevation and insurance requirements are among the issues a buyer would want to investigate carefully when evaluating a property in this area.

14194 Lovers Lane Reduced to $430,000

14194 Lovers Lane has also been reduced to approximately $430,000.

I previously toured this property and liked it.

It is a three-bedroom, one-bath home close to Guerneville with a double lot. Much of the additional land is sloped, so buyers should distinguish between total lot size and genuinely usable outdoor space.

That distinction is important throughout the Russian River.

A large parcel does not necessarily mean a large usable yard.

1365 Austin Creek Road Sold for $749,000 Cash

One of my listings at 1365 Austin Creek Road recently closed for $749,000 cash, which was the asking price.

This was a beautiful remodeled property on approximately one acre along Austin Creek.

Properties like this demonstrate that buyers will still pay for homes offering the right combination of setting, condition and Russian River character.

475 East Austin Creek Road Sold for $315,000

I was also involved in the sale of 475 East Austin Creek Road, which closed for $315,000.

The property needed work, and issues discovered during inspections resulted in additional negotiations between the buyer and seller.

Ultimately, both sides were able to reach an agreement.

This is a good example of why inspections are particularly important when purchasing Russian River real estate.

Many homes in this area are older, and properties can involve septic systems, wells, creeks, drainage, flood considerations, hillside conditions and other issues that buyers may not encounter when purchasing a conventional suburban home.

Summer Home Park Property Receives Four Offers

One sale that really stood out was 11699 Oak Road in Summer Home Park.

The property was listed at approximately $368,000 and sold for $415,000 after receiving four offers.

Why would a home sell substantially above asking in a market where we are simultaneously seeing nine price reductions?

Because there is no single Russian River real estate market.

Summer Home Park is a historic private community with generations of families who have spent time there. Properties with authentic Russian River character can generate strong emotional demand.

This particular home had many of the features buyers associate with a classic Russian River getaway: wood details, charm, views and sunshine.

When the right property becomes available, multiple buyers can still compete for it.

What Does This Market Mean for Russian River Buyers?

Buyers currently have something they did not have during the hottest years of the market: choices.

That means you can be more selective.

But don't assume every property will sit on the market or sell below asking.

The Summer Home Park sale demonstrates that exceptional or unusual properties can still attract multiple offers.

The key is understanding why one property deserves competition while another property may be overpriced.

What Does This Market Mean for Sellers?

For sellers, today's market makes accurate pricing extremely important.

Nine price reductions in this update tell us buyers are willing to wait when they believe a property is overpriced.

Homes with strong locations, usable land, sunshine, good condition, appealing architecture or desirable river and creek settings can still perform well.

But simply putting a home on the market at an aggressive price and expecting buyers to compete is not a reliable strategy in the current environment.

Why Russian River Real Estate Is Different

Russian River real estate requires more property-specific analysis than many conventional housing markets.

Two homes with similar square footage can have dramatically different values because of factors such as:

  • Flood zones and elevation
  • Flood insurance
  • Septic versus sewer
  • Well versus public water
  • Sunshine and tree coverage
  • Hillside versus usable land
  • Creek or river frontage
  • Road access
  • Fire insurance
  • Property condition
  • Permits and improvements
  • Neighborhood and micro-location

This is why broad Sonoma County statistics only tell part of the story.

You need to understand the individual property and its location.

Thinking About Buying or Selling Russian River Real Estate?

The August 21 numbers continue to point toward a relatively balanced market, but underneath those numbers we are seeing significant differences from property to property.

Some sellers are reducing prices.

Some transactions are falling apart and returning to the market.

Other homes are receiving multiple offers and selling substantially above asking.

That is exactly why local knowledge matters when buying or selling a home on the Russian River.
