The Russian River real estate market continues to move at a healthy, steady pace as we head into the heart of summer. Inventory has remained relatively stable, buyers are still active, and homes that are priced correctly and presented well continue to attract attention.
While we're no longer seeing the bidding wars and offers tens of thousands of dollars over asking price that characterized the market a few years ago, today's market is much healthier and more balanced for both buyers and sellers.
As of this week's market update, there are approximately 140 homes for sale throughout the Russian River area, including Forestville, Guerneville, Monte Rio, Rio Nido, Cazadero, and Jenner. Since the previous market report just two days earlier, four homes have sold and four new listings have come onto the market, keeping inventory relatively balanced.
Buyers Are Taking Their Time
Today's buyers are being much more selective than they were during the peak of the market.
Rather than making quick offers simply because inventory is limited, buyers are carefully comparing properties, evaluating condition, location, insurance costs, flood concerns, and overall value before making a decision.
Homes that are:
- Move-in ready
- Well maintained
- Priced competitively
continue to sell, while properties needing significant work or priced above current market expectations are generally taking longer to find a buyer.
Overall, this represents a much healthier and more sustainable market than we experienced just a few years ago.

This new listing is one of the most affordable homes currently available in the Russian River area.

Although parking was somewhat limited, it offered plenty of charm and represented an excellent opportunity for buyers seeking an affordable getaway.

Another notable sale occurred on Highway 116.
This approximately eight-acre property featured excellent sunshine and a desirable rural setting. It sold quickly for $650,000, illustrating that acreage continues to be in strong demand throughout western Sonoma County.
Expired Listings
Not every listing sells.
Two properties expired this week, including:
- A steep hillside parcel on Fort Ross Road.
- A small cabin on Austin Creek Road that had been on the market for approximately 113 days.
These examples reinforce an important lesson for sellers: proper pricing and presentation remain critical in today's market.
