Thinking About Buying or Selling in the Russian River? Here’s What You Need to Know
The Russian River real estate market continues to shift into a more balanced and healthy market as we move through June 2026. This week, we are seeing more homes available for buyers, more choices in the marketplace, and a buyer pool that is taking its time before making decisions.
There are currently approximately 129 total listings from Forestville to Jenner, including 93 residential homes. That inventory level is getting much closer to what we consider a healthy Russian River market, where buyers have enough options to compare properties and find the home that best fits their lifestyle.
This is a dramatic difference from the pandemic real estate boom when inventory dropped to around 40 homes and buyers competed aggressively with multiple offers and prices well above asking.
Today’s buyers are more educated and much more selective. They understand value, condition, location, and pricing. The good news for sellers is that homes that are priced correctly, presented well, and in desirable condition are still selling.
Buyer Hesitation Is Affecting the Market
One of the themes we are hearing from buyers and other local real estate agents is that some buyers are waiting on the sidelines due to broader economic and geopolitical uncertainty.
This is not unusual. We have experienced periods of uncertainty in the real estate market before, and historically, confidence eventually returns as buyers become more comfortable with the overall economic picture.
For buyers who have been waiting for less competition and more choices, today’s market may actually present opportunities that were difficult to find during the highly competitive years.
Featured New Russian River Listings
This week brought several interesting new properties across the Russian River area.
11731 Ridge Drive, Guerneville – $897,000
This beautifully remodeled and fully furnished two-bedroom, two-bath home offers approximately 1,434 square feet of living space. The property has been extensively updated and presents a rare opportunity for someone seeking a move-in ready Russian River retreat. According to the Sonoma County vacation rental map, the area appears to allow vacation rentals, although buyers should always verify current regulations with Sonoma County.
6941 Ellen Lane, Forestville – $1,845,000
A high-end luxury country property offering a premium Forestville lifestyle.
7 Magic Mountain Road – $179,000
At the opposite end of the price spectrum, this property offers an affordable entry point into owning your own piece of the Russian River area.
8176 Grape Avenue, Forestville – $399,000
Located near the desirable Mirabel Heights area, this four-bedroom, three-bath property offers potential value for buyers willing to bring some vision and improvements.
6760 Giovanetti Road – $925,000
One of the most unique listings on the market, this one-bedroom, two-bath home sits directly on a lake and offers a setting reminiscent of the classic “On Golden Pond” lifestyle.
17140 Highway 116 – $635,000
A unique property with multiple structures and approximately 3,672 square feet of space. Buyers should investigate the property’s permitted uses, zoning, and potential opportunities.
1585 Cazadero Highway – $479,000
A remodeled two-bedroom, one-bath home that appears to offer a strong value opportunity in Cazadero.
Market Activity Since the Last Update
The market continues to move, although at a slower pace than we experienced in previous years.
Recent activity includes:
- 7 new properties hitting the market
- 6 properties going into escrow
- 5 price reductions
- 4 properties withdrawn from the market
- 1 completed sale
Because new inventory is coming on faster than homes are closing, overall inventory has continued to rise.
What Sellers Need to Understand in Today’s Market
The days of simply putting a home on the market and expecting multiple offers are largely behind us. Pricing strategy has become extremely important.
Buyers are watching the market closely. They recognize when a home is priced appropriately and they also recognize when a property is overpriced.
Professional photography, compelling video marketing, accurate pricing, and a strong understanding of the unique characteristics of Russian River homes are more important than ever.
