The Russian River real estate market is starting to heat up as we move toward spring here in Sonoma County. Over the past week we’ve seen several new listings hit the market along with multiple homes going into escrow throughout Guerneville, Monte Rio, Forestville, and Cazadero.

Buyer demand remains strong, but today’s buyers are being selective. Homes that are priced correctly, private, and in good condition are still selling quickly, while homes that need work or are priced aggressively are taking longer to move.

New Listings Hitting the Market

Several new properties are coming onto the market across the Russian River area.

One interesting listing coming soon is located at 805 Cazadero Highway. If you’ve driven down the highway toward Cazadero you’ve probably seen the three whimsical red “gingerbread-style” cottages on the left side of the road. These homes are definitely fixer properties and will likely require a cash buyer, but the property is expected to be listed around $444,888.

Another unique property just hitting the market is a geodesic dome home on Middle Terrace in Monte Rio, located in the terraces on Starrett Hill. Dome homes are rare in the Russian River area and this one is listed around $659,000.

Additional new listings include:

  • Hidden Valley Road – $549,000
    A classic three-bedroom, two-bath home located in the middle section of Hidden Valley.

  • 17450 Summit Avenue – $650,000
    A three-bedroom, two-bath home around 1,200 square feet that appears to be in great condition with a beautiful deck.

  • 15256 Canyon Three, Rio Nido – $375,000
    A small one-bedroom, one-bath home around 675 square feet. This is an example of an entry-level price point for the Russian River market.

We’re also seeing an upcoming listing in Forestville on Valley Vista, which appears to be a property that has been divided into multiple units. Buyers will want to verify permit status and county records to determine if those units are legally recognized.


Back on the Market

A property on Neeley Road that had been listed as a major fixer around $290,000 has fallen out of escrow and is now back on the market. These types of homes can attract investors or buyers looking for a project.


Price Reductions

We’ve also seen some price adjustments this week.

One example is a two-bedroom, two-bath home on Dubrava Drive listed at $419,000. That is a strong value for that neighborhood and could attract buyers looking for an affordable property in the Russian River area.


Homes Going Into Escrow

Several homes went contingent or pending over the past week.

A property on Woodside Drive that was listed around $465,000 recently went into escrow. This home was particularly charming and private, which shows how quickly attractive properties can move when they are priced correctly.

Another home on Spring Drive in Mirabel Heights also went into escrow. That area above Mirabel Park near Burke’s Canoes is very desirable due to its sunny exposure and sewer service, so homes there tend to sell quickly.

A property on Sylvia Drive in Cazadero listed at $499,000 went into escrow in just nine days, demonstrating that well-priced homes with land and privacy continue to attract strong buyer interest.


Pending Sales

Three properties have now moved into pending status, meaning contingencies have been removed.

One example is a fixer property on Grape Avenue in Mirabel Heights that was listed around $490,000. Even though the home needed work, the location made it appealing to buyers.


Recent Sale in Guerneville

A property at 17542 Orchard Avenue in Guerneville recently closed escrow.

The home ultimately closed around $650,000, with a $6,000 credit provided to the buyer for closing costs. This type of concession is becoming more common in today’s market as buyers negotiate terms during escrow.


What This Means for the Russian River Market

The key takeaway right now is simple:

  • Buyer demand remains strong

  • Buyers are more price sensitive

  • Well-priced homes move quickly

  • Overpriced homes sit on the market

If a home offers privacy, good condition, and a fair price, it is still likely to attract strong interest.
