The Russian River real estate market is beginning its seasonal summer transition as more homes hit the market across Guerneville, Monte Rio, Forestville, Rio Nido, and the surrounding Russian River communities. Inventory is increasing, buyers are gaining more choices, and we are starting to see the typical seasonal shift that happens every year as sellers prepare for the busy summer months.
In today’s Russian River real estate market update, we reviewed the latest MLS hot sheet activity including new listings, pending sales, contingent properties, and current market trends throughout the area.
If you are thinking about buying a home in the Russian River area, this is an excellent time to watch the market closely. More inventory means more opportunities, especially for buyers looking for vacation homes, second homes, investment properties, river cottages, or full-time residences in West Sonoma County.
New Russian River Listings Hitting the Market
Several interesting new properties entered the market this week.
A smaller remodeled entry-level home on Eagle’s Nest Lane in Guerneville came on at $425,000. While modest in size and parking, it represents one of the more affordable opportunities currently available in the Russian River market.
A major fixer property located along River Road also entered the market at $350,000. Properties along River Road can offer affordability, but buyers should carefully consider factors like road noise, condition, and future renovation costs.
In Monte Rio, a rebuilt home located at 20489 Highway 116 recently hit the market at $579,000. This property was substantially reconstructed and offers many of the benefits of newer construction while still maintaining the character and feel of the Russian River area.
Forestville also saw activity near Mom’s Beach with a coming soon property on River Drive expected to attract attention because of its close proximity to the river and beach access.
One standout listing this week was a charming wood-detailed home in Rio Nido’s Canyon area. Homes with classic “river charm” architecture continue to attract buyers looking for the authentic Russian River lifestyle experience.
Buyers Are Seeing More Inventory Choices
One of the most important trends right now is that inventory is rising faster than pending sales activity.
This is actually very typical for late spring and early summer in the Russian River market. Sellers often wait until warmer weather arrives before listing their homes. Historically, inventory can rise from roughly 80 active homes to well over 120 homes during peak summer months.
For buyers, this creates better selection and more negotiating opportunities.
For sellers, it means proper pricing and strong presentation are becoming increasingly important. Homes that show well, are priced correctly, and fit current buyer expectations continue to move. Homes that are overpriced or poorly prepared tend to sit longer as inventory builds.
Pending Sales Show Demand Still Exists
Even with inventory increasing, quality homes are still moving.
One notable pending sale this week was a beautiful historic-style home on Highland Terrace that went pending in just 25 days. Character homes with strong presentation and desirable locations continue to perform well in today’s market.
Another value-oriented property on Rio Nido Road also moved into contingent status quickly, showing that well-priced entry-level homes still attract strong interest from buyers looking to get into the market affordably.

The Russian River real estate market remains active, but buyers are beginning to gain more leverage as inventory grows heading into summer.
