Fall is starting to arrive along the Russian River.

The mornings are getting a little cooler, the air has that crisp fall feeling, and the leaves are starting to change. We are also beginning to see the normal seasonal slowdown in buyer activity that typically happens as we move toward winter.

That does not mean the Russian River real estate market is dead.

In fact, the latest numbers show that buyers are still actively purchasing homes when they find the right combination of location, condition, price, and value.

Russian River Real Estate Inventory

As of September 17, 2026, there are approximately 142 properties for sale across the Russian River market.

Of those, approximately 96 are residential listings.

During my previous market update on September 14, we had approximately 141 total properties on the market and 98 residential listings.

So overall inventory remains relatively balanced.

What really caught my attention this week is that five homes have gone contingent in just the past three or four days.

We have also had three new residential listings come onto the market.

For the middle of September, five homes going into escrow over such a short period is a good indication that buyers are still out there and still willing to act when they see value.

New Homes for Sale Around the Russian River

Several interesting properties have recently come onto the market.

9195 Rio Dell Court – Forestville

A property at 9195 Rio Dell Court is listed at approximately $450,000.

It is reported as a one-bedroom, one-bath home with approximately 434 square feet according to the tax records.

Rio Dell is one of the more affordable areas around Forestville.

For buyers who are getting priced out of Santa Rosa or other parts of Sonoma County, areas such as Rio Dell, Guerneville, Monte Rio, and Rio Nido may be worth considering.

Riverfront Property on River Road

Another interesting new property is located at 15861 River Road and is being offered at approximately $1,499,000.

This is a riverfront property near Guerneville that is being marketed as having eight bedrooms and four bathrooms.

That is a substantial amount of space for a Russian River property.

Large riverfront homes like this do not come onto the market every day, so it will be interesting to see how buyers respond and how the property is configured.

15054 Cherry Street – Guerneville

At a much lower price point, 15054 Cherry Street in Guerneville is currently listed at approximately $346,000.

The property is reported as a two-bedroom, two-bath home with approximately 1,400 square feet.

This is a foreclosure property that requires buyers to bid through an online process, so the transaction is different from a traditional home purchase.

I actually sold this house roughly 10 years ago.

For someone willing to understand the foreclosure process and do the appropriate inspections and due diligence, it may be worth taking a closer look at because of the amount of house being offered at this price point.

Canyon One Income Property

Another property worth watching is 14565 Canyon One in the Guerneville/Rio Nido area.

It is listed at approximately $779,000 and appears to be a multi-unit income property.

One thing that makes this property interesting is its relatively newer construction.

The property was reportedly built around 1989, which is considerably newer than many multi-unit and investment properties found throughout the Russian River area.

That may appeal to investors who want income-producing property but don't necessarily want to take on the repairs and projects sometimes associated with older buildings.

Buyers should, of course, independently investigate the condition, permits, rental history, expenses, utilities, and other aspects of any investment property.

More Russian River Homes Under $400,000

One trend I continue to watch closely is the increasing number of homes priced below $400,000.

We recently had approximately five price reductions, and four of those homes are now priced below $400,000.

We are seeing more homes in the $300,000 range than we have seen in years.

That could create opportunities for buyers looking for more affordable Sonoma County real estate.

For buyers who feel priced out of Santa Rosa, communities including Guerneville, Monte Rio, Rio Nido, and other Russian River neighborhoods may provide alternatives.

Lower-priced Russian River properties can come with tradeoffs, however.

Depending on the property, buyers may need to investigate issues including:

  • Flood zones
  • Septic systems
  • Sewer connections
  • Hillside conditions
  • Private roads
  • Deferred maintenance
  • Smaller square footage
  • Permitting history
  • Redwood-covered lots
  • Access and parking

That is why local knowledge becomes especially important when evaluating homes in this area.

Buyers Are Still Purchasing Higher-Priced Homes

Activity isn't limited to lower-priced homes.

19590 Redwood Drive, near Northwood Golf Club, recently went into escrow with an asking price of approximately $899,000.

Several other homes have also gone contingent in the $400,000 to $500,000 range, along with another property priced around $315,000.

That tells us buyers are active at several different price points.

Recent Russian River Home Sales

There have also been several notable recent closed sales.

15740 Morningside Drive

A home on Morningside Drive above Guerneville was listed at approximately $525,000 and recently sold for approximately $510,000.

21480 Starrett Hill

A fixer property listed at approximately $259,000 sold for approximately $259,000.

There continues to be buyer demand for lower-priced properties, especially among buyers willing to take on renovation projects.

Monte Rio Dome House Receives Six Offers

One of the most interesting recent sales was 9085 Middle Terrace in Monte Rio, commonly known as the dome house.

This property had previously spent roughly four months on the market without selling.

After being repositioned at approximately $523,000, buyer interest changed dramatically.

The property received six offers.

It ultimately sold for approximately $565,000.

That is a very good example of what we are seeing in the Russian River real estate market right now.

Buyers are still out there.

But they are paying close attention to value.

When an interesting property comes onto the market at a price buyers believe is realistic, competition can still develop very quickly.

And remember: if six buyers wrote offers on one property, five of those buyers did not get the house.

Some of those buyers may still be actively searching for another home in Monte Rio, Guerneville, Rio Nido, or elsewhere along the Russian River.

Is the Russian River Real Estate Market Slowing Down?

Yes, we are starting to see the normal seasonal transition into fall.

Historically, Russian River real estate activity tends to slow as we move deeper into fall and eventually into the rainy winter months.

But there is a big difference between a seasonal slowdown and an inactive market.

Right now:

Homes are still going into escrow.

Buyers are still looking.

Properties are still selling.

And realistically priced homes can still attract multiple offers.

For sellers, this means pricing and presentation become increasingly important as the number of active buyers begins to decline seasonally.

For buyers, fall can sometimes create opportunities because there may be less competition than during the peak spring and summer months.

Why Local Knowledge Matters When Buying Russian River Real Estate

Buying a home along the Russian River can be very different from buying property in many other parts of Sonoma County.

Conditions can change dramatically from one neighborhood — or even one street — to another.

Buyers may need to consider:

  • Flood zones
  • Septic systems
  • Sewer connections
  • Private roads
  • Hillside properties
  • River access
  • Permitting history
  • Redwood trees
  • Sun exposure
  • Drainage
  • Microclimates
  • Vacation and second-home considerations

Understanding these differences can make a major difference when deciding whether a particular Russian River property is right for you.
