Redwood cabins along Austin Creek, hillside views toward the Sonoma Coast, and sunny Russian River homes near Laurel Dell.
Lower Cazadero is one of the most varied neighborhoods along the western Russian River. Just west of Monte Rio, before Duncans Mills, Cazadero Highway heads north from Highway 116 into the redwood-covered Austin Creek canyon. Nearby Laurel Dell offers a different experience: sunny, flatter ground beside the river.

Driving west from Monte Rio on Highway 116 toward Jenner, you reach the turnoff for Cazadero Highway before Duncans Mills. This is where Austin Creek meets the Russian River and where the Lower Cazadero neighborhood begins. Cazadero Highway and Austin Creek Road follow the redwood-lined canyon north, with creekside homes, forest retreats, and easy connections back to Monte Rio and Guerneville.
Laurel Dell is a small, established community near Highway 116. The land is generally flatter, skies more open, and homes receive more sunshine than many shaded canyon locations. Sylvan Way and Conifer Drive include Russian River frontage, while Laurel Dell Avenue and properties across the road offer other residential settings. Afternoon coastal breezes from Jenner often cool this stretch of the river during summer. The lower river also draws paddlers heading toward Jenner when river and tidal conditions permit.
From Highway 116, Cazadero Highway enters Austin Creek canyon, where towering redwoods surround older vacation cabins, creekside retreats, and year-round homes. The canyon is a distinct microclimate, with more shade and cooler summer air than warmer inland locations. This guide concentrates on the lower canyon rather than the town of Cazadero or the upper reaches of the highway.
Magic Mountain Road climbs from Cazadero Highway and runs along the hill crest. Some properties have wide westerly views toward Duncans Mills and the Pacific Coast, a very different experience from the creekside cabins below. This hillside pocket offers forest surroundings, privacy, and a more open outlook.
Across Austin Creek from Cazadero Highway, lower Austin Creek Road follows the water through redwood forest and a series of creekside residential settings. Austin Creek changes with the seasons, from energetic winter and spring flows to quieter summer pools. Canyon Rock's quarry is a notable local feature on lower Austin Creek Road: its rock processing, heavy equipment and truck traffic can be noticeable at some nearby properties.
The Austin Creek canyon has longstanding ties to the region's timber industry and narrow-gauge railroad era. The corridor helped connect Cazadero and the Russian River communities as timber moved toward the Bay Area. The road winding through the canyon today reflects this earlier transportation history.
The neighborhood offers three very different experiences close together: redwood-shaded creekfront cabins, Magic Mountain hillside properties with westerly views, and sunny Russian River homes in nearby Laurel Dell. All benefit from connections to Highway 116, coastal recreation, and the rest of the western Russian River.
Cazadero Highway, Austin Creek Road, Magic Mountain Road, Mosswood Circle, Madrone Drive, Mimosa Lane, Old Mill Road, Sylvan Way, Conifer Drive, and Laurel Dell Avenue.
As a local Russian River real estate agent with more than 20 years of experience, I know how much property location matters. A sunny riverfront home in Laurel Dell, a redwood cabin on Austin Creek, and a hillside retreat on Magic Mountain offer different experiences, even though they're close together.
