From the Guerneville Bridge, turn right toward Neeley Road and follow the river west toward Monte Rio. This sunny stretch of the south bank includes Guernewood, Vacation Beach, and Edendale, with everything from classic river cottages and walk-to-the-water homes to substantial riverfront properties.

Riverfront Living Along Neeley Road and Guernewood Road

Guernewood Road is known for riverfront properties as well as residential streets with convenient walking access to the Russian River. Public river access is one of the area's enduring attractions. The neighborhood has a sunnier, more open feel than many heavily wooded parts of the lower river, while remaining close to downtown Guerneville.

Vacation Beach and Orchard Avenue

Vacation Beach has been a summer destination for generations. Orchard Avenue includes both riverfront homes and cottages set back from the water. The seasonal Vacation Beach crossing has historically connected this side of the river with Highway 116 during the summer. The area's former summer dam helped create deeper recreational water, but it has been out of service following damage, and there is no confirmed date for its return.

Edendale and the Western End of Neeley Road

Continue west and the neighborhood transitions toward Edendale, Northwood, and Monte Rio. The winding river, established homes, and mix of sunny openings and wooded settings give each stretch its own character.

Homes and Prices

Riverfront homes can command prices of $1 million or more, while properties away from the river have historically offered entry points in the $400,000 to $500,000 range and above. Actual prices vary widely by home, condition, river access, and market conditions. Sewer service is another notable neighborhood feature.
