If you're buying a home in Guerneville, one of the most important questions to ask is whether the property is connected to the public sewer system or relies on a private septic system. Many buyers assume every home in town is connected to sewer, but that's not the case.
As a local Russian River real estate specialist, I regularly help buyers understand where the public sewer system begins and ends. Knowing the difference can affect inspections, maintenance, future improvements, and your overall ownership costs.
If you're thinking about selling your home in Guerneville, Monte Rio, Forestville, or Cazadero, understanding whether your property is on sewer or septic is valuable information for both you and prospective buyers.
Areas Generally Served by the Guerneville Sewer System
The Guerneville sewer district covers much of the developed area surrounding downtown Guerneville.
Rio Nido
Most homes in Rio Nido are connected to the public sewer system. If you're purchasing a home here, verify that the annual sewer assessment appears on the property tax bill, confirming the property is participating in the sewer district.
River Road
Properties along River Road between Rio Nido and downtown Guerneville are generally within the sewer district.
Drake Road and Drake Estates
Much of Drake Road, including Drake Estates, is served by the public sewer system.
Neeley Road and Vacation Beach
Neeley Road is also connected to the sewer system. At the very end of Neeley Road you'll find the Russian River Wastewater Treatment Plant. While it's located nearby, many nearby residents rarely notice it, but buyers should know where it is located.
Downtown Guerneville
Most of downtown Guerneville is connected to public sewer service, making sewer availability one of the conveniences of living in town.
Armstrong Woods Road
Homes along Armstrong Woods Road are generally within the sewer district as well.
Old Cazadero Road
Properties on Old Cazadero Road, Cherry Street, and nearby neighborhoods are typically connected to the sewer system. However, once Old Cazadero Road begins climbing farther into the hills, the sewer district ends and homes transition to private septic systems.
Hidden Valley Road
Hidden Valley Road is generally served by the public sewer system.
Old Monte Rio Road
Old Monte Rio Road requires extra attention. Portions of the road are connected to sewer, while homes farther west toward Monte Rio are not. I've personally stood on a sewer manhole while looking at a nearby house that was actually on a septic system.
Never assume a property is connected simply because it's close to an existing sewer line.
Where Does the Sewer District End?
The public sewer system generally serves Guerneville and nearby developed neighborhoods.
As you travel west toward Monte Rio, the sewer district ends and properties transition to private septic systems. Monte Rio itself is generally served by septic systems rather than the Guerneville sewer district.
Always Verify Before You Buy
Just because a property is located inside what appears to be the sewer service area doesn't necessarily mean it's connected.
When purchasing a home, verify:
- Whether the home is actually connected to the public sewer.
- Whether sewer charges appear on the annual property tax bill.
- Whether there are any outstanding sewer assessments.
- Whether any portion of the property still utilizes a septic system.
These are simple questions that can prevent expensive surprises later.
