Forestville is an unincorporated community in Sonoma County. When you see a property with a Forestville address, it could be near downtown, surrounded by vineyards and apple orchards, tucked beneath redwood trees, or just minutes from the Russian River.
That's why understanding the different areas of Forestville is so important when you're looking for a home here.
Downtown Forestville
Downtown Forestville is centered primarily along Highway 116, which connects Forestville with Sebastopol to the south and Guerneville and the Russian River communities to the west.
It's a small West Sonoma County downtown with restaurants, shops, markets and other everyday services.
One reason buyers consider Forestville is its location. You can enjoy the small-town atmosphere of West Sonoma County while maintaining relatively convenient access to Santa Rosa and Sebastopol.
For buyers who want a more conventional residential neighborhood rather than a remote rural property, downtown Forestville can be a good place to start looking.
Forestville Schools and Community
Forestville has its own elementary and middle-school community, including Forestville School and Forestville Academy.
You'll also find the Forestville Youth Park, a longtime community park with playground areas and a baseball field.
These amenities give central Forestville a different feel from some of the more rural and river-oriented neighborhoods farther west.
West County Regional Trail
Another feature of Forestville is access to the West County Regional Trail.
The trail connects Forestville toward Graton and Sebastopol and provides an excellent recreational option for walking and bicycling through West Sonoma County.
For buyers who want access to outdoor recreation without necessarily living directly on the Russian River, this is one of Forestville's attractions.
Sewer vs. Septic in Forestville
This is something buyers should pay attention to.
Some properties around central Forestville are served by public sewer, while homes outside these areas may have private septic systems.
I've created separate videos explaining Forestville sewer and water districts because these systems can be an important part of evaluating a property.
When buying rural Sonoma County real estate, don't assume that two homes with the same Forestville mailing address have the same utilities.
They may be completely different.
Mirabel and Mirabel Heights
Travel from downtown Forestville along Mirabel Road toward River Road and the landscape begins changing.
The Mirabel Heights area offers a particularly interesting combination. You're close to the Russian River and recreational areas while some properties are located higher above the river.
At River Road, you're also close to Burke's Canoes and one of the popular starting points for summer trips down the Russian River.
From here, you're entering a very different part of Forestville.
Rio Vista, Steelhead Beach and the Russian River
Travel west on River Road and you'll find communities and neighborhoods near Rio Vista and Steelhead Beach.
This is where Forestville begins to feel much more like the Russian River.
You'll find redwood trees, river-oriented homes, vacation properties and easy access to swimming, kayaking and other outdoor activities.
This is also where understanding individual properties becomes increasingly important.
Hacienda and Hacienda Bridge
Continue west and you'll reach Hacienda, centered around the historic Hacienda Bridge.
The bridge crosses the Russian River and provides some beautiful views of the surrounding redwoods, beaches and riverfront homes.
Nearby is Mom's Beach, which provides public access to the Russian River.
There are also residential areas surrounding Hacienda where some homeowners may have access to private community beach areas.
For someone dreaming about a Russian River lifestyle, this can be a beautiful part of Forestville.
But there's another important consideration.
Understanding Forestville Flood Zones
Some neighborhoods close to the Russian River are within mapped flood zones.
During significant Russian River flooding, lower-lying roads and properties can experience flooding. Many homes in these areas were constructed or modified with the river environment in mind, including homes with elevated living areas.
Whether a particular property requires flood insurance depends on factors including the property's flood designation, financing and lender requirements.
I've created a separate Forestville flood-zone video and map because I believe buyers should understand this issue before purchasing property near the river.
Never assume that an entire Forestville neighborhood either floods or doesn't flood. Flood exposure can vary considerably from one property to another.
Forestville's Microclimates
One of the things I like most about Forestville is its variety.
Within a relatively short distance you can find:
- Sunny vineyard and orchard properties
- Traditional residential neighborhoods
- Rural acreage
- Redwood-covered properties
- Homes close to the Russian River
- Riverfront properties
- Cooler, shaded environments
- Warmer and sunnier inland locations
That's why simply telling me, "I want to buy a house in Forestville," is only the beginning of the conversation.
The better question is:
What kind of Forestville do you want to live in?
Is Forestville a Good Place to Live?
For the right buyer, Forestville offers a combination that's increasingly difficult to find in the Bay Area.
You can live in a small West Sonoma County community surrounded by vineyards, redwoods and the Russian River while still having access to Sebastopol and Santa Rosa.
But buying here requires understanding the details.
Depending on the property, those details can include flood zones, septic systems, sewer districts, water sources, wells, fire insurance, road access, rural property maintenance and microclimates.
Those issues are a major part of my work with Russian River buyers.
