The Russian River real estate market is beginning to shift into its fall pattern.
We are still seeing buyer activity, and homes that are priced correctly and in good condition are selling. But this past week brought noticeably less activity, more price reductions and fewer homes entering escrow.
That seasonal change is something we typically see as summer ends, school starts and we move toward the fall and winter months in West Sonoma County.
Russian River Real Estate Market at a Glance
As of September 14, 2026, there are approximately:
- 140 total properties for sale, including homes and vacant land
- 98 single-family homes for sale
- 1 new residential listing this week
- 7 price reductions
- 2 homes that went contingent
- 4 properties withdrawn or temporarily removed from the market
Last week there were also 98 single-family homes available, so overall residential inventory has remained fairly steady.
What is changing is the activity within that inventory.
Only one new home came onto the market, while seven sellers reduced their asking prices.
That is an important shift to watch.
New Listing: 11575 Pocket Drive
The only new residential listing this week is 11575 Pocket Drive, listed at approximately $596,000.
The home has:
- 3 bedrooms
- 3 bathrooms
- More than one acre of land
- A private setting
- An asking price under $600,000
Privacy is something many Russian River buyers are specifically looking for.
A lot of people coming to this area want a property where they have some space around them rather than neighboring homes sitting immediately next door.
With more than an acre and a price below $600,000, 11575 Pocket Drive could be worth watching for buyers searching for a private Russian River getaway, full-time home or second property.
Homes Coming Back on the Market
We also saw a couple of properties return to active status this week.
18349 Neeley Road – $209,000
18349 Neeley Road is back on the market at approximately $209,000.
This is a fixer and represents one of the lower-priced opportunities currently available in the Russian River area.
With properties like this, buyers need to look beyond the purchase price and carefully evaluate the condition of the home, potential repairs, permits, septic system, insurance and financing.
For the right buyer who is comfortable taking on a project, however, fixers can provide an opportunity to enter the Russian River real estate market at a lower price point.
9312 Champs de Elysees – $475,000
Another property back on the market is 9312 Champs de Elysees, priced at approximately $475,000.
This property is also a fixer and has two units.
It is located in the hills near River Road and the Steelhead Beach area, providing good access to the Russian River while also making it relatively convenient to travel toward Santa Rosa.
The property went into escrow quickly when it was previously available but is now back on the market.
Properties return to the market for many different reasons. A buyer may change their mind following inspections, financing circumstances can change, or the parties may simply be unable to reach an agreement.
Anyone interested in a property that has returned to the market should review the disclosures and available inspections carefully and conduct their own due diligence.
Seven Russian River Homes Had Price Reductions
The number that stands out the most this week is seven price reductions compared with only one new listing.
That gives us a good indication of what sellers are beginning to face as we head into fall.
Some homes that were priced aggressively during the summer have been sitting on the market without selling.
Now sellers are looking ahead toward the winter and rainy season and realizing they may need to become more realistic about pricing if they want to sell this year.
This is one of the reasons I continually talk about pricing.
A home can be beautiful, but if buyers believe it is overpriced compared with competing properties, they will often wait.
Once a listing accumulates significant days on market, buyers may also begin wondering why it has not sold.
Only Two Homes Went Into Escrow
We had just two properties go contingent during the past week:
- 11150 Terrace Drive
- 20095 River Boulevard
A contingent property has generally received an accepted offer and entered escrow, although the transaction may still have buyer contingencies in place.
Only two properties going contingent in a week is another indication that the market has slowed.
That does not mean there are no buyers.
There are.
But buyers are becoming more selective, particularly when they have multiple properties to choose from.
Four Properties Were Withdrawn From the Market
We also saw approximately four properties withdrawn or temporarily taken off the market.
Some of these sellers may simply be finished trying to sell for the year.
Others may decide to reduce their price and return to the market later.
And some may wait until the spring selling season.
This happens every year in the Russian River area as we transition from summer into fall.
Summer is traditionally an important season for our local real estate market because more visitors are coming to the Russian River, people are vacationing here and prospective second-home buyers are spending time exploring the area.
Once school begins and the weather starts to change, some of that activity naturally slows.
Are Russian River Home Prices Going Down?
Seven price reductions in one week do not necessarily mean Russian River home values overall are suddenly falling.
What they do tell us is that sellers are adjusting their expectations.
There is an important difference between a home declining in value and a seller reducing an asking price that may have been too high to begin with.
The market ultimately determines value.
If buyers repeatedly look at a property but do not make offers, the asking price may not match what buyers believe the property is worth.
That is exactly why watching price reductions, days on market and recent closed sales is so important.
What the Fall Market Means for Russian River Buyers
For buyers, the fall market can create opportunities.
Properties that have been sitting through the summer may now have more motivated sellers.
Buyers should pay attention to:
- Recent price reductions
- Properties coming back on the market
- Longer days on market
- Seller motivation
- Inspection reports
- Recent comparable sales
There may be more negotiating room on certain properties than there was earlier in the year.
However, attractive homes that are priced correctly can still sell quickly.
If the right property appears, assuming that every seller will eventually lower their price can also cause a buyer to miss an opportunity.
What the Fall Market Means for Russian River Sellers
If you are considering selling a home in the Russian River area, this week's numbers send a fairly clear message:
Pricing matters.
With one new listing and seven price reductions, buyers have shown that they are willing to wait when they believe a property is overpriced.
The best strategy is usually to look closely at:
- Recent comparable sales
- Current competing listings
- Location
- Property condition
- Days on market
- Current buyer demand
Russian River properties can be especially difficult to price because homes here are rarely identical.
One property may have sunshine and another may be surrounded by redwoods.
One may be in the flood zone while another is above it.
One may have public sewer while another has a septic system.
Road access, parking, hillside conditions, river access, insurance and proximity to town can all affect how buyers perceive value.
Russian River Real Estate Is Extremely Local
One of the biggest mistakes buyers and sellers can make is looking at the Russian River as if it were one uniform real estate market.
It isn't.
Guerneville real estate can behave differently from Monte Rio real estate.
Forestville has its own market.
Cazadero has its own market.
Rio Nido has its own unique neighborhoods and property characteristics.
Sometimes two homes only a few streets apart can have dramatically different conditions involving flood risk, sunlight, septic systems, access and resale appeal.
That is why local knowledge is so important when buying or selling property in West Sonoma County.
Is the Russian River Real Estate Market Slowing Down?
Based on this week's activity, yes, we are beginning to see the normal fall slowdown.
We have fewer new listings.
We have fewer homes entering escrow.
We are seeing sellers reduce prices.
And some sellers are withdrawing their properties from the market altogether.
But homes are still selling.
Buyers are still looking.
The market is simply becoming more selective.
For buyers, that could mean opportunities.
For sellers, it means pricing and presentation become increasingly important.
