As we enter September 2026, more homes are coming onto the market, buyers remain selective, and sellers appear to be responding with more realistic pricing.

Russian River Real Estate Market at a Glance

In the previous market update, there were approximately 143 total properties for sale throughout the Russian River area.

Today, there are approximately:

  • 137 total properties for sale
  • 95 residential homes for sale
  • 18 new residential listings
  • 12 of the new listings priced under $500,000
  • 9 closed home sales
  • 9 price reductions

The most interesting number this week is the relationship between new listings and closed sales.

We had 18 homes come onto the market while only nine homes sold.

That is a noticeable change from much of the summer, when the number of new listings and the number of sales were often fairly balanced.

Is the Russian River Real Estate Market Shifting?

We may be beginning to see the normal seasonal transition that occurs as summer winds down.

Property owners who have been thinking about selling often try to get their homes onto the market during late August and September while the weather is still good and buyers are still actively looking.

At the same time, buyer activity can begin to slow as families return to school and summer vacations end.

That does not mean the Russian River real estate market suddenly stops.

Homes sell here throughout the year.

But as we move toward October and November, we normally see activity begin to slow. Once the rainy season and holidays arrive, both the number of buyers and the number of new listings typically decline.

For sellers, that makes pricing and condition increasingly important.

12 New Russian River Listings Are Under $500,000

One of the biggest trends I noticed on this week's MLS Hot Sheet is that 12 of the 18 new residential listings are priced below $500,000.

That is significant.

Earlier in the 2026 selling season, we saw quite a few properties enter the market in the $500,000 range and then require price reductions after buyers pushed back.

Now sellers and listing agents appear to be adjusting.

Instead of pricing high and waiting for the market to respond, more homes are beginning to come onto the market closer to the price buyers have demonstrated they are willing to pay.

For buyers looking for more affordable Russian River homes, that creates additional opportunities.

Monte Rio Real Estate: 9085 Middle Terrace

One interesting new property is 9085 Middle Terrace in Monte Rio.

This is an unusual dome-style home offering approximately 1,411 square feet with two bedrooms and two bathrooms.

It sits on a larger parcel with privacy and sunshine while remaining relatively close to downtown Monte Rio.

Another important feature for many Russian River buyers is that the property is located outside the flood zone.

Homes offering sunshine, privacy, usable outdoor space, and proximity to town can be difficult to find in the Monte Rio area.

Cazadero Real Estate: Creekside Property on Cazadero Highway

Another property worth watching is 2240 Cazadero Highway in Cazadero.

This is a smaller two-bedroom, one-bath home of approximately 680 square feet with a creekside setting.

For buyers looking for the Russian River lifestyle rather than simply square footage, properties like this can be particularly interesting.

Cazadero continues to appeal to buyers looking for privacy, redwoods, creeks, larger parcels, and a more rural West Sonoma County environment.

Guerneville and Rio Nido Homes Under $500,000

Several new listings have also appeared in Guerneville and Rio Nido around or below the $500,000 range.

That price category remains important because affordability has been one of the biggest challenges facing Russian River buyers in recent years.

Buyers are still willing to purchase homes that need some work, but they are becoming increasingly cautious about paying premium prices for properties with deferred maintenance.

That is especially true when inspections reveal significant pest work, drainage problems, roofing issues, foundation concerns, septic issues, or other expensive repairs.

Forestville Real Estate Continues to Show Strength

Forestville continues to behave somewhat differently than portions of the lower Russian River market.

Homes offering:

  • Flat and usable land
  • Sunshine
  • Privacy
  • Good overall condition
  • Easy access to Highway 116
  • Proximity to Santa Rosa and Highway 101

continue to attract buyers.

A good example is my listing at 6450 Packing House Road in Forestville.

The property went into escrow quickly after a very busy open house and received three offers.

That tells us there are absolutely buyers in the market.

The key is offering something buyers value and pricing the property appropriately.

Why Forestville Homes With Land Remain Popular

Forestville benefits from what I often describe as the Santa Rosa effect.

Buyers who want more land, privacy, and a country setting may find it difficult to get those features closer to Santa Rosa without paying significantly more.

Forestville gives buyers the opportunity to remain relatively close to Santa Rosa while enjoying a more rural lifestyle.

That is why well-maintained Forestville homes with a half-acre or acre of usable, sunny land can generate strong interest even when other properties are taking longer to sell.

Recent Russian River Home Sales

Recent closed sales also demonstrate how property-specific this market has become.

5465 Cazadero Highway

This property was listed around $410,000 and ultimately sold for approximately $400,000.

15110 Drake Road in Guerneville

This Russian River waterfront property was listed at approximately $1,049,000 and sold for $1,000,000.

Waterfront homes along Drake Road remain desirable, but changes to vacation-rental regulations have affected how some buyers evaluate these properties.

Park Avenue in Forestville

A Park Avenue property listed around $406,000 sold for approximately $410,000, demonstrating that desirable properties can still sell above asking price.

9459 Argonne Way in Forestville

This property was listed around $749,000 and sold for approximately $760,000.

The property offered sunshine and usable land—exactly the type of Forestville real estate that continues to attract buyers.

Morningside Drive in Guerneville

A property on Morningside Drive sold for approximately $399,000 after being listed around $410,000.

Buyers Are Still Very Selective

One of the most important things sellers need to understand about the current Russian River real estate market is that buyers have choices.

Buyers are looking carefully at:

  • Pest inspections
  • Roof condition
  • Foundation condition
  • Drainage
  • Septic systems
  • Sewer connections
  • Flood-zone status
  • Deferred maintenance
  • Insurance availability
  • Usable land
  • Sun exposure
  • Overall property condition

When a property has significant problems, buyers are often asking for repairs or price reductions—or simply moving on to another home.

The days of assuming almost any Russian River property will generate immediate competition simply because inventory is limited are behind us for now.

Correct Pricing Matters More Than Ever

The market is not weak across the board.

Instead, it is becoming increasingly selective.

A home in good condition, with desirable features and realistic pricing, can still sell quickly and sometimes receive multiple offers.

A property that needs significant work and enters the market at an aggressive price may sit for weeks or months and eventually require several price reductions.

That is why looking at comparable sales alone is not enough.

You also need to understand the micro-location, condition, flood exposure, septic or sewer situation, land usability, sunshine, access, insurance considerations, and the specific type of buyer likely to purchase the property.

Those details can make a major difference in Russian River real estate values.

Is September a Good Time to Buy Russian River Real Estate?

For buyers, September can create opportunities.

More listings are coming onto the market at the same time that some summer buyers begin stepping away.

Sellers who want to complete a sale before the rainy season may become more motivated.

That can create opportunities to negotiate, especially on properties that have already accumulated significant days on market.

However, the best homes can still sell quickly.

If you find a property with good location, condition, land, sunshine, and pricing, waiting for a large price reduction may mean losing the property to another buyer.

Is September a Good Time to Sell a Russian River Home?

It can be.

There is still buyer activity, and late summer and early fall generally provide excellent weather for showing Russian River properties.

But sellers need to understand that they are competing with more inventory.

With 18 new homes entering the market in this latest period, buyers have more choices.

The strongest strategy is to price the property based on what buyers are paying today, rather than what similar properties may have sold for during a stronger market.
