The fall season is officially here, and the Russian River real estate market is beginning to show its normal seasonal slowdown.
As we move toward October, buyer activity is starting to ease, fewer new listings are coming onto the market, and some sellers are beginning to make price adjustments. At this point, there is nothing dramatic happening. What we are seeing is consistent with the usual fall pattern in the Russian River area.
If you are thinking about buying or selling a home in Guerneville, Forestville, Monte Rio, Cazadero, Rio Nido, Duncans Mills, Jenner, or the surrounding Russian River communities, this is a good time to pay close attention to inventory and pricing.
Russian River Inventory Is Starting to Decline
On September 17, there were 142 total properties for sale from Forestville to Jenner.
As of September 28, that number has dropped to 131.
Residential inventory also declined.
There were 96 residential homes for sale on September 17. That number is now down to 86.
This type of decline is normal as we move into the fall and winter months. Fewer sellers tend to list their homes, and some sellers who did not get the result they wanted during the summer choose to withdraw and wait until spring.
At the same time, buyer activity also slows, so lower inventory does not necessarily mean more competition for every property.
Recent Russian River Real Estate Activity

The new-listing number is somewhat misleading because several properties were taken off the market and then relisted after agents changed brokerages.
The more important numbers are the price reductions, contingent sales, and withdrawals.
Those numbers show that buyers are still active, but sellers are having to be more realistic about price.
Price Reductions Are Becoming More Common
One of the biggest trends I am watching right now is price sensitivity.
We had 10 price reductions during this reporting period.
This is the time of year when sellers who may have stretched their asking price during the summer begin to make adjustments.
As the market moves deeper into fall, sellers know they have a smaller buyer pool and less time before winter.
For buyers, this can create opportunity.
There are still good properties attracting strong interest, but there are also homes where sellers are becoming more flexible on price.
For sellers, accurate pricing is becoming increasingly important.
Overpricing a home in a slower fall market can lead to longer days on market, multiple price reductions, and eventually a lower sale price.
Higher-End Russian River Homes Are Coming on the Market
We have also seen several higher-end properties come onto the market recently.
One example is 6840 Giovanetti Road, a beautiful country property listed at approximately $1.695 million.
We also saw riverfront homes come onto the market around the $1.5 million range, including properties near Guernewood and along River Road.
These higher-end listings show that there is still activity across multiple price ranges, even as the overall market begins to slow seasonally.
We also saw a more affordable three-bedroom home on Riverside Drive listed around $549,000.
That type of property may appeal to buyers who want to stay below the upper-end price range while still being close to the river and local amenities.
Recent Russian River Home Sales
Recent sales continue to show that this is a very property-specific market.
6450 Packing House Road, Forestville
This was one of my listings.
The property was listed at $725,000 and sold for $735,000 after receiving multiple offers.
The home had a large, flat, usable lot in Forestville, along with a desirable location near downtown and the sewer system.
Properties with strong location, usable land, and good overall condition can still attract significant buyer interest.
14194 Lovers Lane
This property sold for $430,000.
It had been on the market for a while, but it was well maintained and in good condition.
20251 Willow Road, Monte Rio
This property was listed at $349,000 and sold for approximately $405,000.
That is a good reminder that certain well-positioned properties can still generate strong competition.
5765 Cazadero Highway
This smaller cabin-style home was listed at $436,000 and sold for $410,000.
Redwood Drive, Monte Rio
A newer riverfront home was listed around $1.49 million and sold for approximately $1.353 million.
Huckleberry Heights
This property was listed at $550,000 and sold for $515,000.
These sales illustrate the current market very well.
Some properties are still selling over asking.
Others are selling below asking.
That means buyers are becoming more selective, and the market is placing a greater premium on correct pricing, condition, location, and property-specific features.
Seven Homes Were Withdrawn From the Market
Another important number is the seven homes that were withdrawn.
This often happens in the fall.
Some sellers who were unable to get the price they wanted during the summer decide to take their property off the market and wait for spring.
That reduces inventory, but it also shows that buyers are not simply accepting every asking price.
The market is becoming more balanced and more selective.
What This Means for Russian River Buyers
If you are buying a home in the Russian River area, fall can be a very interesting time.
You may see:

Less competition from other buyers

Opportunities on homes that have been on the market for a while
That does not mean every seller will negotiate heavily.
Well-priced homes in desirable locations can still sell quickly.
But buyers may have more negotiating leverage than they did during parts of the spring and summer market.
What This Means for Russian River Sellers
For sellers, pricing matters more now than it did earlier in the year.
The buyer pool is getting smaller, and buyers have become more cautious.
A home that is priced correctly can still sell.
A home that is priced too aggressively may sit on the market while nearby properties get reduced, go contingent, or sell.
The first few weeks on the market remain extremely important.
