The Russian River real estate market is moving into fall, and so far we are still seeing a healthy level of activity across West Sonoma County.
As of September 9, 2026, there are approximately 140 total properties for sale between Forestville and Jenner, including residential homes and vacant land. Of those, about 98 are single-family residences.
That is a slight increase from last week, when there were approximately 137 total properties and 95 residential homes on the market.
The bigger story, however, is not simply inventory. It is the balance between homes coming onto the market and homes actually going into contract or closing.
Russian River Real Estate Market by the Numbers
Over the past week, the Russian River market saw:
- 16 new listings
- 5 homes come back on the market
- 6 price reductions
- 5 homes go contingent
- 9 closed sales
- 4 listings go inactive
- 2 listings expire
The most important number to watch is the relationship between new inventory and homes coming off the market.
We had 16 new listings, while 14 homes either went contingent or sold.
That is still a fairly balanced market.
For the past several months, we have continued to see a relatively steady relationship between homes coming onto the market and homes being absorbed by buyers. That is generally a healthier signal than a market where inventory is rapidly piling up without corresponding sales activity.
Buyers Are Pushing Back More During Inspections
One trend becoming more noticeable is the number of homes coming back on the market after previously going into contract.
Five properties returned to active status during the past week.
There can be several reasons for this.
Buyers may complete inspections and discover conditions they were not prepared to take on. They may ask the seller for a price adjustment or repairs, and the seller may decide not to negotiate.
We are also seeing some buyers simply become more cautious.
Buying a home is a major financial decision, and uncertainty surrounding interest rates, the broader economy, employment, and financial markets can make buyers more hesitant once they get deep into a transaction.
That does not mean buyers have disappeared. It means they are being more selective.
For sellers, this makes realistic pricing and good property preparation increasingly important.
Six Price Reductions in One Week
There were six price reductions across the Russian River market during the past week.
That is significant enough to pay attention to.
Some sellers are still comparing today’s market with what happened during the extraordinary real estate market of 2021 and 2022.
That period was unusual.
Interest rates were extremely low, demand for Russian River second homes surged, and many San Francisco Bay Area buyers were looking for a place to escape the city.
That created intense competition for certain properties.
Today’s market is different.
Prices have adjusted, buyers have more choices, financing is more expensive, and buyers tend to be more analytical about condition and value.
That does not mean Russian River real estate has experienced a dramatic collapse. It means the market has normalized.
Sellers who understand that difference have a much better chance of pricing their homes correctly and attracting serious buyers.
Fall Is Arriving in the Russian River
The Russian River real estate market tends to follow the seasons.
As we move into fall and eventually into the rainy season, buyer activity typically begins to slow.
Some sellers who have had their homes on the market throughout the summer may decide to withdraw, cancel, or temporarily take their properties off the market.
We are already beginning to see some of that.
This week, four listings went inactive and two expired.
The next several weeks should give us a clearer picture of how quickly the seasonal slowdown develops.
For now, though, the market remains active.
New Russian River Listings Worth Watching
There are several interesting new listings across the Russian River area.
14692 Canyon 1 Road, Rio Nido – Approximately $278,000
This is a simple two-bedroom, one-bath home priced very aggressively for the Russian River market.
It needs some work, but it is not necessarily a major renovation project. For buyers looking for a more affordable entry point into Rio Nido or the greater Guerneville area, this is the kind of property worth watching.
Homes under $300,000 have become increasingly unusual in the Russian River market.
19108 Church Street, Monte Rio – $795,000
This property sits between Church Street and C Street in downtown Monte Rio on approximately half an acre.
The main home offers substantial living space, along with additional auxiliary buildings and plenty of room for friends, family, gardening, parking, and outdoor living.
The location is also convenient to downtown Monte Rio and the Russian River.
For buyers looking for a larger property with space and flexibility, this is a very different offering from the smaller cabins that make up much of the Monte Rio market.
19590 Redwood Drive – Approximately $899,000
This three-bedroom, two-bath property is located near the Northwood Golf Course area.
Northwood continues to attract buyers because of its proximity to the Russian River, golf course, redwoods, and easy access toward Monte Rio and the coast.
16149 Fern Way – Approximately $1,293,000
This is one of the more distinctive higher-end listings currently on the market.
The property offers acreage and flexible living arrangements in the Fern Way and Old Cazadero Road area.
That area provides a mix of privacy, usable land, and convenient access back toward Guerneville.
Riverfront Homes on Sylvan Way in Monte Rio
There are also riverfront properties currently available on Sylvan Way near Ryan’s Beach.
This section of the Russian River has a slightly different feel from Guerneville.
As you travel west toward Jenner and the Pacific Ocean, temperatures generally become cooler and the coastal influence becomes more noticeable.
For buyers who want direct river access but prefer a cooler microclimate, the Monte Rio and Ryan’s Beach area can be especially attractive.
16775 Neeley Road
Another interesting property is 16775 Neeley Road.
It is a two-bedroom, two-bath home with approximately 1,056 square feet and a lot of classic Russian River character, including natural wood and redwood details.
Neeley Road is particularly popular with buyers because parts of the neighborhood offer easy access to the river while sitting above the primary flood areas.
The property also appears to have good parking, which is an important consideration for many Russian River homes.
Could San Francisco Tech Money Affect the Russian River Market?
One longer-term trend worth watching is what happens with technology and artificial intelligence companies in San Francisco.
If more companies go public and employees receive substantial liquidity from stock offerings, some of that money could eventually make its way into second-home markets such as the Russian River.
Historically, the Russian River has attracted San Francisco Bay Area buyers looking for weekend homes, vacation properties, and a lifestyle that is dramatically different from the city while still being relatively close to the Bay Area.
There is no guarantee that a new wave of technology wealth will materially change our market, but it is something worth watching heading into 2027.
Is the Russian River Market Slowing Down?
Not yet in any dramatic way.
We still have homes coming onto the market, buyers writing offers, properties going contingent, and transactions closing.
The market remains active and relatively balanced.
What we will be watching closely over the next several weeks is:
- Total residential inventory
- New listings
- Price reductions
- Homes returning to the market
- Contingent sales
- Closed sales
- Withdrawn and cancelled listings
If inventory begins increasing while pending and closed sales decline, that would indicate a more meaningful shift toward buyers.
So far, we are not seeing that.
