Summit Avenue is a steep hillside road near downtown Guerneville, with wooded surroundings, sunny exposures, and Russian River Valley views from some homes. In my neighborhood video tour, I drive from the entrance to the end of the road and share what buyers should know about this elevated setting.

For buyers considering a full-time residence or a Bay Area second home, Summit Avenue offers a chance to explore hillside living close to Guerneville’s shops, restaurants, and river recreation.

Where Is Summit Avenue in Guerneville?

The route shown in the tour reaches Summit Avenue from Park Drive off Old Cazadero Road, just outside downtown Guerneville. From there, the road climbs steadily through a neighborhood of hillside homes.

The slope is one of the first things you notice. Homes, driveways, and outdoor spaces follow the terrain, making access an important part of evaluating any property here.

Russian River Valley Views and Sunshine

Some homes along Summit Avenue look down across the Russian River Valley. During the drive, I point out views from the hillside above Highway 116, looking in the direction of Summerhome Park.

The combination of trees and sunshine is another feature that stands out in the tour. Certain properties have open exposures, while others sit among more trees. Views and natural light vary from home to home, so visiting an individual property is essential.

If sunshine, a deck with a view, or an elevated setting matters to you, those features deserve attention alongside bedrooms, square footage, and price.

What Have Homes Sold For on Summit Avenue?

In the video, I estimate that approximately six homes sold on Summit Avenue during the preceding two years, with sale prices ranging from about $500,000 to $1.1 million.

These are my approximate observations from the tour, rather than a complete neighborhood sales report. They illustrate the range of properties found here; they do not establish the value of a particular home.

Condition, views, sunshine, driveway access, and usable outdoor space all help shape how buyers evaluate a hillside property. I have also seen fixer opportunities come up on Summit Avenue over the years.

What Buyers Should Know About Hillside Access

Summit Avenue’s steep grade is central to the experience of living here. During the tour, I discuss how wet winter conditions can make the climb more challenging.

When visiting a home, take time to evaluate:

  • The road approach and driveway slope.
  • Parking and room to turn around.
  • Steps between parking and the home’s entrance.
  • Whether access fits your vehicle and daily routine.
  • Drainage and the condition of retaining walls or hillside improvements.

A beautiful view is one part of the decision. Comfortable, practical access matters every time you come home.

Higher Ground, Public Sewer, and Water Service

Summit Avenue’s elevated setting may interest buyers seeking a home above the river’s low-lying areas. Confirm the flood-zone designation for the specific parcel rather than relying on elevation alone.

As discussed in the tour, the neighborhood has public sewer and water district service. Buyers should confirm the connections and service details for the individual home they are considering.

Is Summit Avenue Right for Your Russian River Home Search?

Summit Avenue may be a good fit if you value valley views, sunshine, and a hillside setting close to Guerneville. The steep approach is an equally important consideration.

Neighborhood tours help you understand these differences before choosing which homes to visit. Along the Russian River, properties a short distance apart can offer very different experiences in light, terrain, access, and outdoor living.
