Mid Cazadero follows Austin Creek north from around Magic Mountain toward the Camp Thayer Road community. Homes sit on both sides of the canyon, with Cazadero Highway on one side and quieter Austin Creek Road on the other. The setting changes quickly from shaded creekfront cabins to hillside homes with more open sunshine.

Creekfront Homes Along Austin Creek

Many homes here began as small redwood cabins and have been expanded or adapted over the years. Along Cazadero Highway and Austin Creek Road, you will find creekfront properties ranging from modest retreats to larger homes beside the water. Austin Creek brings a different atmosphere with each season, from winter flows to quieter summer pools.

In my experience, creekfront fixers can start around $400,000, with homes reaching roughly $800,000. The $400,000 to $600,000 range often brings a smaller two-bedroom, or sometimes three-bedroom, home or expanded cabin. Condition, creek frontage and sunshine make a substantial difference in what a property offers.

Austin Creek Road: A Quieter Canyon Lane

Austin Creek Road has a quieter feel than Cazadero Highway. Its relatively flat, level stretches make it an appealing route for bicycle rides through the redwoods. With lighter traffic, the road feels more like a small canyon lane, passing cabins, creekside homes and forested stretches beside Austin Creek.

Silvia Drive, Spring Hill Drive & Sequoia Ridge Road

Off Austin Creek Road, Silvia Drive, Spring Hill Drive and Sequoia Ridge Road form a small hillside community. These homes sit above the creek rather than directly on it. Some locations receive better sunshine and greater separation from the creek's low-lying ground. It is a different experience from a shaded creekfront cabin, with hillside settings and forest surroundings.

Cazadero Highway & Camp Thayer Road

Cazadero Highway is the main route from Highway 116 to downtown Cazadero, so it carries more traffic and faster-moving cars than Austin Creek Road. Creekfront homes and smaller cabins line portions of the canyon. Farther north, the Camp Thayer Road community offers another pocket of cabins nestled among redwoods near clear Austin Creek.
