Moscow Road Tour: Monte Rio to Duncans Mills Along the Russian River

One of the best ways to understand the Russian River area is to get off the main highway and explore the smaller roads and communities that make this part of Sonoma County so unique.

Today, we’re taking a drive down Moscow Road, a beautiful route that runs from Monte Rio to Duncans Mills, following the Russian River through one of the most interesting historic sections of West Sonoma County.

Along the way, we’ll visit Villa Grande, Patterson Point, Casini Ranch, and the area that helped give Moscow Road its unusual name.

Where Is Moscow Road?

Moscow Road begins near downtown Monte Rio, close to Main Street and the Monte Rio Bridge, and runs west toward Duncans Mills.

While Highway 116 is now the primary route through this section of the Russian River, Moscow Road offers a quieter and more scenic look at the communities that developed along the river.

The road follows the general path of the Russian River as it continues west toward the Pacific Ocean.

Monte Rio and Starrett Hill

From the Monte Rio Bridge, you can look west down the Russian River toward the Sonoma Coast.

Above Monte Rio is Starrett Hill, where you'll find hillside streets including areas such as Monte Vista Terrace and Rio Vista Terrace.

Many of these hillside neighborhoods date back to the early development of the Russian River as a vacation destination. In the early 1900s, the landscape looked considerably different, with fewer mature trees in some locations and more expansive views across the river valley.

Today, these hillsides are heavily wooded and offer the classic redwood setting most people associate with Monte Rio.

The Railroad History of Moscow Road

Long before Highway 116 became the main automobile route through the Russian River area, railroads played an important role in transportation.

Visitors could travel north from the San Francisco Bay Area and reach communities throughout the Russian River, including Monte Rio and Duncans Mills.

The railroad helped turn the Russian River into a major summer vacation destination.

The historic rail route ran through the corridor that Moscow Road follows today, connecting communities and resorts along the river before automobiles and modern highways changed how people traveled through Sonoma County.

That history is still one of the most interesting things about driving Moscow Road today.

Villa Grande: A Small Community on the Russian River

A short distance west of Monte Rio is Villa Grande, one of the Russian River's smallest and most charming residential communities.

Villa Grande developed during the era when vacationers traveled to the Russian River by train. Families from San Francisco and other Bay Area cities would spend summers along the river, creating small vacation communities throughout the area.

Today, Villa Grande is a mixture of full-time residents and second-home owners.

The neighborhood has narrow streets, redwood-covered lots, older cottages and homes near the river.

Real estate doesn't come on the market frequently in Villa Grande, simply because it is such a small community.

For buyers looking for a quiet Russian River setting close to Monte Rio, Villa Grande can be a very interesting place to watch.

Patterson Point and the Russian River

One of the special features of Villa Grande is access to the Russian River near Patterson Point.

This stretch of the river provides a beautiful example of why generations of people have been attracted to the Russian River for recreation and summer living.

The area is quiet and residential, and visitors should always respect the neighborhood, limited parking, posted rules and the work of local volunteers who help care for the river access.

From the river, you can also see Highway 116 running along the opposite side.

Although the highway and Moscow Road ultimately lead toward the same general destination, the experience on each side of the river is very different.

Cooler Temperatures Along the Lower Russian River

One thing buyers are sometimes surprised to discover is how much temperatures can vary between Russian River communities.

As you travel west toward Monte Rio, Villa Grande, Duncans Mills and Jenner, the influence of the Pacific Ocean becomes stronger.

On a warm summer day, it can be noticeably cooler here than it is just a few miles inland in Guerneville or Forestville.

That is one reason understanding individual neighborhoods is so important when buying Russian River real estate.

Two homes only several miles apart can have different amounts of sun, fog, temperature, redwood coverage and exposure.

How Did Moscow Road Get Its Name?

As Moscow Road continues west toward Duncans Mills, you reach the broad, flatter area around Casini Ranch.

Historically, this area was associated with a settlement known as Moscow, connected with the lumber and railroad era along the Russian River.

That historic Moscow settlement is the origin of the name Moscow Road.

The old settlement disappeared as the region changed and Duncans Mills became the more prominent community, but the road name remains as a reminder of the Russian River's early history.

When driving through the area today, the broad valley floor makes it easier to picture how a mill, railroad facilities and a small settlement could once have existed here.

Casini Ranch and the Approach to Duncans Mills

Near the western end of Moscow Road is Casini Ranch, one of the best-known campgrounds along the Russian River.

This section opens into a much broader landscape than the narrow redwood corridors closer to Monte Rio.

Nearby, roads branch toward Cazadero, Duncans Mills and the Sonoma Coast.

Continue west and Moscow Road eventually reaches Duncans Mills, where it connects with Highway 116 near the Russian River Rodeo Grounds.

Duncans Mills and the Sonoma Coast

Duncans Mills is one of the most distinctive small towns along the lower Russian River.

From here, you have several choices.

Head east on Highway 116 and you'll travel back toward Monte Rio and Guerneville.

Travel west and you're only a short drive from Jenner, where the Russian River meets the Pacific Ocean.

Or head north toward Cazadero, another historic Russian River community surrounded by redwood forests and rural properties.

This location is one reason Duncans Mills is so interesting. It sits at the intersection of the Russian River, Sonoma Coast and Cazadero areas.

I'll cover Duncans Mills in much greater detail in a separate community tour because it deserves a video of its own.

What Is It Like to Live Along Moscow Road?

Homes along Moscow Road and in nearby communities can offer a very different lifestyle from properties elsewhere in Sonoma County.

Depending on the location, buyers may find:

  • Riverfront and river-adjacent properties
  • Historic cabins and cottages
  • Redwood-covered lots
  • Second homes and vacation properties
  • Rural settings close to small communities
  • Cooler coastal-influenced temperatures
  • Easy access to Monte Rio, Duncans Mills and Jenner
  • Properties with unique flood, septic, access or insurance considerations

These differences are why local knowledge matters when buying property in the Russian River.

A home that looks straightforward online may have issues involving flood zones, septic systems, private roads, hillside conditions, insurance or permitting that aren't obvious from the listing photographs.

Where does Moscow Road start?

Moscow Road begins in the Monte Rio area and travels west along the Russian River toward Duncans Mills.

Where does Moscow Road end?

Moscow Road reaches Duncans Mills near Highway 116 and the Russian River Rodeo Grounds.

Russian River Real Estate Is Extremely Local

One of the biggest mistakes buyers make is treating the Russian River as if it were one single real estate market.

It isn't.

Monte Rio, Villa Grande, Duncans Mills, Guerneville, Forestville, Cazadero and Jenner each have their own characteristics.

Even individual roads can have dramatically different conditions.

That's why I spend so much time creating these street tours and neighborhood videos. The goal isn't simply to show you homes for sale. It's to help you understand what it would actually be like to own property here.

Russian River Real Estate Market Update – August 21, 2026

If you are thinking about buying or selling a home in the Russian River area, understanding what is happening in the local market can help you make better decisions.

I’m David R. Millar with The Millar Group, a local Russian River real estate agent specializing in Forestville, Guerneville, Monte Rio, Rio Nido, Cazadero, Duncans Mills, Jenner and the surrounding communities.

For these market updates, I use the latest MLS Hot Sheet to look beyond general Sonoma County statistics and focus specifically on what is happening in the Russian River real estate market.

Russian River Real Estate Inventory

As of August 21, 2026, there are approximately 138 properties for sale in the Russian River market area, including 94 residential properties.

During my previous update, there were approximately 135 properties available, including 93 residential properties.

That tells us inventory is relatively stable.

Historically, I consider roughly 120 to 130 total properties a reasonably healthy inventory range for our market. We are currently somewhat above that level, which gives buyers choices without returning to the extremely limited inventory we experienced during the hottest years of the market.

When inventory dropped into the 50-to-60-property range, buyers often had very few choices and bidding wars became much more common.

Today's market is considerably more balanced.

Latest Russian River MLS Activity

Since the previous market update, the MLS Hot Sheet showed:

  • 6 new listings
  • 5 properties went contingent
  • 5 properties came back on the market
  • 9 price reductions
  • 6 closed sales

Six properties came onto the market while six properties sold, which is another indication that inventory is currently relatively balanced.

However, there are two numbers I am watching closely: five properties returning to the market and nine price reductions.

Why Are Homes Coming Back on the Market?

Seeing five properties return to active status in a short period is unusual enough to pay attention to.

There can be many reasons for a Russian River home to come back on the market.

A buyer may discover issues during inspections and decide not to proceed. The buyer and seller might be unable to reach an agreement regarding repairs or credits. Financing can sometimes become an issue.

In other situations, a listing may expire and then be placed back on the market.

This does not necessarily mean something is wrong with all five properties. But it is a market indicator worth monitoring.

Nine Russian River Price Reductions

We also saw nine price reductions.

That reinforces something I have been discussing throughout the 2026 selling season: buyers have choices and are paying attention to value.

A property that is priced correctly, presents well and has desirable characteristics can still attract strong interest. But sellers cannot assume buyers will overlook condition or automatically pay a premium.

Pricing is particularly important in the Russian River because properties can vary tremendously from one street to another.

6450 Packing House Road, Forestville – $725,000

One of the new listings is my property at 6450 Packing House Road in Forestville, offered at $725,000.

The home is approximately 1,300 square feet and sits on a flat, sunny and usable half-acre close to downtown Forestville.

That usable land is one of the property's biggest advantages.

There is room for vehicles, RV parking, gardening and projects, with potential for additional uses subject to applicable Sonoma County requirements and approvals.

Another important feature is that the property is on sewer rather than septic.

For buyers looking for Forestville real estate with usable land while remaining close to town, restaurants, shops and Highway 116, this is an interesting combination.

16361 Wright Drive, Guerneville – $1.1 Million

Another new listing is 16361 Wright Drive in Guerneville, listed at approximately $1.1 million.

It is a three-bedroom, three-bath home with approximately 1,554 square feet.

Wright Drive is a desirable Guerneville location because you are elevated above town while remaining relatively close to downtown.

The area can also offer something buyers frequently ask me for: sunshine.

Sun exposure can vary dramatically throughout the Russian River area, making it an important factor when comparing properties.

6274 Van Keppel Road, Forestville – $799,950

Another Forestville property to watch is 6274 Van Keppel Road, listed at approximately $799,950.

It offers three bedrooms, three bathrooms and approximately 1,778 square feet.

This property has some similarities to 6450 Packing House Road because it combines proximity to Forestville with usable land.

For many buyers, flat and usable outdoor space is a significant advantage in the Russian River area.

1499 Foothill Boulevard Short Sale – Reduced to $325,000

One of the most noticeable price reductions is 1499 Foothill Boulevard, which was reduced from approximately $419,000 to $325,000.

This property is being offered as a short sale.

A short sale occurs when the amount owed against a property exceeds what can be recovered through a normal sale and the lender agrees to accept less than the total amount owed.

Short sales were extremely common during and following the 2008 financial crisis. They are much less common today, so seeing one in the Russian River market catches my attention.

I recently looked at this property. It has a lot of Russian River charm and is close to town and sewer.

Flood elevation and insurance requirements are among the issues a buyer would want to investigate carefully when evaluating a property in this area.

14194 Lovers Lane Reduced to $430,000

14194 Lovers Lane has also been reduced to approximately $430,000.

I previously toured this property and liked it.

It is a three-bedroom, one-bath home close to Guerneville with a double lot. Much of the additional land is sloped, so buyers should distinguish between total lot size and genuinely usable outdoor space.

That distinction is important throughout the Russian River.

A large parcel does not necessarily mean a large usable yard.

1365 Austin Creek Road Sold for $749,000 Cash

One of my listings at 1365 Austin Creek Road recently closed for $749,000 cash, which was the asking price.

This was a beautiful remodeled property on approximately one acre along Austin Creek.

Properties like this demonstrate that buyers will still pay for homes offering the right combination of setting, condition and Russian River character.

475 East Austin Creek Road Sold for $315,000

I was also involved in the sale of 475 East Austin Creek Road, which closed for $315,000.

The property needed work, and issues discovered during inspections resulted in additional negotiations between the buyer and seller.

Ultimately, both sides were able to reach an agreement.

This is a good example of why inspections are particularly important when purchasing Russian River real estate.

Many homes in this area are older, and properties can involve septic systems, wells, creeks, drainage, flood considerations, hillside conditions and other issues that buyers may not encounter when purchasing a conventional suburban home.

Summer Home Park Property Receives Four Offers

One sale that really stood out was 11699 Oak Road in Summer Home Park.

The property was listed at approximately $368,000 and sold for $415,000 after receiving four offers.

Why would a home sell substantially above asking in a market where we are simultaneously seeing nine price reductions?

Because there is no single Russian River real estate market.

Summer Home Park is a historic private community with generations of families who have spent time there. Properties with authentic Russian River character can generate strong emotional demand.

This particular home had many of the features buyers associate with a classic Russian River getaway: wood details, charm, views and sunshine.

When the right property becomes available, multiple buyers can still compete for it.

What Does This Market Mean for Russian River Buyers?

Buyers currently have something they did not have during the hottest years of the market: choices.

That means you can be more selective.

But don't assume every property will sit on the market or sell below asking.

The Summer Home Park sale demonstrates that exceptional or unusual properties can still attract multiple offers.

The key is understanding why one property deserves competition while another property may be overpriced.

What Does This Market Mean for Sellers?

For sellers, today's market makes accurate pricing extremely important.

Nine price reductions in this update tell us buyers are willing to wait when they believe a property is overpriced.

Homes with strong locations, usable land, sunshine, good condition, appealing architecture or desirable river and creek settings can still perform well.

But simply putting a home on the market at an aggressive price and expecting buyers to compete is not a reliable strategy in the current environment.

Why Russian River Real Estate Is Different

Russian River real estate requires more property-specific analysis than many conventional housing markets.

Two homes with similar square footage can have dramatically different values because of factors such as:

  • Flood zones and elevation
  • Flood insurance
  • Septic versus sewer
  • Well versus public water
  • Sunshine and tree coverage
  • Hillside versus usable land
  • Creek or river frontage
  • Road access
  • Fire insurance
  • Property condition
  • Permits and improvements
  • Neighborhood and micro-location

This is why broad Sonoma County statistics only tell part of the story.

You need to understand the individual property and its location.

Thinking About Buying or Selling Russian River Real Estate?

The August 21 numbers continue to point toward a relatively balanced market, but underneath those numbers we are seeing significant differences from property to property.

Some sellers are reducing prices.

Some transactions are falling apart and returning to the market.

Other homes are receiving multiple offers and selling substantially above asking.

That is exactly why local knowledge matters when buying or selling a home on the Russian River.

Russian River Flood Zones: How to Read an Elevation Certificate

If you are buying or selling a home in a Russian River flood zone, one document you may encounter is an Elevation Certificate. This document provides important information about the elevation of a structure in relation to FEMA's mapped flood elevations.

I’m David R. Millar with The Millar Group, and I specialize in Russian River real estate throughout Guerneville, Forestville, Monte Rio, Rio Nido, Cazadero, Duncans Mills, Jenner and the surrounding areas.

What Is an Elevation Certificate?

An Elevation Certificate is a standardized FEMA document used to record important elevation information about a building.

A licensed land surveyor or other qualified professional takes measurements of the structure and surrounding property. Those measurements can then be compared with FEMA flood information for that location.

For buyers, this can help you understand where the home's different levels sit in relation to the mapped flood elevation.

For property owners, the Elevation Certificate may also provide information an insurance professional needs when evaluating flood insurance.

Understanding the FEMA Flood Zone

One of the first items I look at is the property's flood zone designation.

In the Elevation Certificate I discuss in my video, the property is located in Flood Zone AE.

Zone AE generally indicates an area within FEMA's Special Flood Hazard Area where Base Flood Elevations have been determined.

Flood zones are common throughout portions of the Russian River area, particularly around the river itself and some of its tributaries.

What Is the Base Flood Elevation?

Another important number is the Base Flood Elevation, commonly called the BFE.

The Base Flood Elevation represents the elevation associated with FEMA's base flood.

People frequently refer to this as the "100-year flood," but that terminology can be misleading. It does not mean a flood will occur only once every 100 years.

The more accurate way to think about it is a flood that has a 1% chance of being equaled or exceeded in any given year.

On the Elevation Certificate shown in my video, the Base Flood Elevation is approximately 57.1 feet.

The next question becomes: Where are the different portions of the house in relation to that elevation?

The Bottom Floor vs. the Living Area

This is where Elevation Certificates can become particularly useful when evaluating Russian River homes.

Many homes in the floodplain are elevated, with garages, parking areas, storage areas or other enclosures underneath the primary living space.

On the example in the video, the house has a garage underneath the living area.

The Elevation Certificate identifies the elevation of the top of the bottom floor at approximately 46 feet.

With a Base Flood Elevation of 57.1 feet, that lower level is substantially below the BFE.

But that doesn't necessarily tell you where the living space is located.

For that, we need to look at another measurement.

What Does "Next Higher Floor" Mean?

The Elevation Certificate also identifies the elevation of the next higher floor.

In this example, that elevation is approximately 55 feet.

This is an important number because the next higher floor corresponds to the floor level of the primary living area in this particular house.

Comparing the numbers:

Base Flood Elevation: 57.1 feet

Next higher floor: approximately 55 feet

That indicates that the living floor is approximately two feet below the mapped Base Flood Elevation.

That is significant information for a buyer to understand and something that should be discussed with the appropriate flood insurance and property professionals.

Other Information on an Elevation Certificate

Elevation Certificates contain considerably more information than just the elevation of the living space.

Depending on the building and certificate, you may see measurements for:

  • Top of the bottom floor
  • Next higher floor
  • Lowest horizontal structural member
  • Attached garage
  • Lowest machinery or equipment servicing the building
  • Lowest adjacent finished grade
  • Highest adjacent finished grade
  • Building characteristics
  • Enclosed areas
  • Property latitude and longitude

The certificate is then certified by the qualified professional completing the elevation information.

Why Russian River Buyers Should Understand This Document

Buying property along the Russian River is different from buying a typical suburban house.

Flood zones are one of the reasons.

A property may have a lower garage or enclosure that can potentially experience flooding while the living area is elevated. Another home may have living space that is closer to—or below—the Base Flood Elevation.

Two homes located relatively close to one another can therefore have very different flood characteristics.

That's why I don't recommend looking at a flood map and stopping there.

You want to understand the specific property and structure.

What If Only Part of the Property Is in a Flood Zone?

Another situation buyers occasionally encounter is a parcel where a FEMA flood zone affects only a portion of the property.

That can create questions about whether flood insurance will be required by a lender and whether the structure itself is within the mapped flood area.

This is something buyers should investigate early.

Your lender, insurance professional, surveyor and other appropriate professionals can help determine the requirements for the specific property.

Should Russian River Sellers Get an Elevation Certificate?

If you're preparing to sell a property in a known flood area and don't already have an Elevation Certificate, it may be worth discussing whether obtaining one before going on the market makes sense.

The advantage is information.

Instead of having a buyer discover important flood-elevation information late in the transaction, you may be able to provide useful documentation earlier in the process.

That can help buyers investigate flood insurance and understand the property before getting too far into escrow.

Flood Zones Are Only One Part of Russian River Real Estate

Flooding is an important issue, but it isn't the only thing I look at when helping someone evaluate a Russian River property.

Depending on the location, we may also need to investigate:

  • Septic systems
  • Sewer connections
  • Wells and water systems
  • Creeks
  • Drainage
  • Hillsides and landslide areas
  • Fire insurance
  • Defensible space
  • Access and private roads
  • Permits and additions
  • Vacation-rental regulations

This is why local Russian River real estate experience matters.

A beautiful cabin near the river can be a great property, but buyers need to understand what comes with owning it.

The Residential Purchase Agreement, commonly called the RPA, is the contract California real estate agents typically use when preparing an offer for a residential property. It covers far more than simply how much you're willing to pay for the home.

Purchase price, financing, deposits, inspections, insurance, closing costs, possession and contingencies can all become part of your offer.

For buyers looking at homes in Guerneville, Forestville, Monte Rio, Cazadero, Rio Nido, Duncans Mills, Jenner and the surrounding Russian River communities, there can also be additional property-specific issues to investigate.

Many of these terms are negotiable.

That's important because sellers don't necessarily evaluate an offer based solely on price. The overall combination of price, contingencies, financing, timing and other terms can influence how attractive an offer is.

Purchase Price and Close of Escrow

The purchase price is obviously one of the first major decisions when preparing an offer.

You'll also specify when you want the transaction to close.

For example, an offer could call for a 30-day escrow or establish a specific closing date.

The appropriate timeframe can depend on financing, inspections, the seller's needs and the circumstances of the transaction.

How Long Does the Seller Have to Respond?

The purchase agreement also establishes when your offer expires.

In some situations, a buyer may want to give the seller several days to respond. In a competitive situation, a buyer may choose a shorter timeframe.

There isn't one strategy that's appropriate for every property.

This is where understanding the current Russian River real estate market becomes valuable. Your agent should help you evaluate the property, competition and seller's situation before deciding how to structure the offer.

Initial Deposit and Liquidated Damages

The initial deposit is another important part of the offer.

A deposit of 3% of the purchase price is commonly used in our market, although the terms of an offer are negotiable.

Buyers should also understand the agreement's liquidated damages provision.

Under the provision discussed in my video, for a qualifying residential property of no more than four units that the buyer intends to occupy, the amount retained as liquidated damages is generally limited to no more than 3% of the purchase price.

That doesn't mean a buyer automatically loses a deposit simply because a transaction doesn't close.

Contingencies, contractual rights and the specific circumstances surrounding a cancellation matter. Deposit disputes can also become legal issues.

If you have questions about your legal rights or obligations under a purchase agreement, you should consult a qualified real estate attorney.

Loan and Appraisal Contingencies

If you're financing your purchase, your offer will include information about your loan.

The purchase agreement also provides for financing-related contingencies.

These contingencies can be extremely important because circumstances can change during escrow.

A lender may discover an issue with the buyer's financing, or an appraisal may not support the purchase price.

Buyers should understand exactly which contingencies are included in their offer, when they expire and the consequences of removing or waiving them.

Property Inspection and Investigation Contingency

This is particularly important when buying Russian River real estate.

During the investigation period, buyers can conduct inspections and investigate matters affecting the property.

Depending on the home, that could include:

  • General home inspection
  • Pest inspection
  • Septic inspection
  • Well or water system investigation
  • Mold inspection
  • Roof inspection
  • Drainage investigation
  • County permit and property records
  • Flood information
  • Fire and defensible-space considerations
  • Other inspections appropriate for the property

Russian River properties can be very different from one another.

A house in downtown Guerneville can present completely different issues from an acreage property outside Cazadero or a riverfront property in Monte Rio.

That's one reason I encourage buyers not to treat the inspection period as simply another box to check.

Fire Insurance Is an Important Russian River Consideration

Homeowners insurance has become an increasingly important issue when buying property in Sonoma County, particularly in areas with elevated wildfire exposure.

Before removing an insurance contingency, buyers should understand whether coverage is available and what it is likely to cost.

Some properties may require coverage involving the California FAIR Plan in combination with other insurance.

Don't wait until the end of escrow to start investigating insurance.

Your ability to obtain appropriate coverage can affect both your financing and the long-term cost of owning the property.

Septic, Wells, Flood Zones and Rural Property Issues

One of the biggest differences between buying in the Russian River area and buying a typical suburban home is the variety of property systems and conditions you'll encounter.

Depending on where you're buying, you may need to investigate:

Septic systems: Many Russian River properties aren't connected to municipal sewer systems.

Water: A property may have a private well, shared water system or service from a local water district.

Flooding: Properties near the Russian River and its tributaries may be located within designated flood zones.

Fire: Insurance availability, vegetation, defensible space and home-hardening features can be important considerations.

County records and permits: Older homes sometimes have additions, conversions or auxiliary spaces that deserve additional investigation.

These are exactly the kinds of local issues buyers should understand before removing their contingencies.

Seller Credits and Closing Costs

The purchase agreement also allows buyers and sellers to negotiate various costs.

A buyer might request a seller credit toward allowable closing costs, for example.

The agreement also addresses expenses such as escrow, title insurance, transfer taxes and other transaction costs.

Who pays a particular expense can depend on local custom, the contract and what the parties negotiate.

What Is Included With the Property?

Don't assume that every appliance or item you see while touring a home automatically stays with the property.

The purchase agreement identifies items that are included or excluded from the sale.

If something matters to you—such as a refrigerator or other specified property—make sure your agent addresses it properly in the offer.

Removing Contingencies Is a Major Decision

Contingencies provide buyers with important contractual protections.

As the transaction progresses, a buyer may be asked to remove contingencies after completing investigations, obtaining financing approval, reviewing an appraisal or securing insurance.

Don't remove a contingency simply because a deadline has arrived.

Understand what you're removing and make sure you're comfortable proceeding with the transaction.

Removing contingencies can significantly affect your cancellation rights and potentially your deposit.

Understanding the Contract Is Only Half the Equation

The California Residential Purchase Agreement provides the framework for your transaction.

But when you're buying property on the Russian River, local property knowledge is just as important as understanding the contract.

A beautiful house can still have complicated questions involving septic, flood, insurance, water, access, permits or other rural-property issues.

That's why working with a real estate agent who understands the Russian River area can make a significant difference.

Russian River Real Estate Market Update – August 17, 2026

What is happening in the Russian River real estate market right now?

As of August 17, 2026, the Russian River market remains relatively balanced, with 135 properties currently on the market. Since my last market update, we have seen 3 new listings, 3 closed sales and 3 price reductions.

That balance is important. We aren't seeing a large surge of new inventory, but homes aren't disappearing from the market at an unusually fast pace either.

Buyers currently have more negotiating power than they did during the highly competitive pandemic-era market, but desirable homes can still receive multiple offers.

As a Russian River real estate agent, I track the MLS Hot Sheet to see what is actually happening from Forestville and Guerneville through Monte Rio, Rio Nido, Cazadero, Duncans Mills and Jenner.

Russian River Real Estate Market at a Glance

As of August 17:

  • 135 properties on the market
  • 3 new listings
  • 3 closed sales
  • 3 price reductions

Last week we were at approximately 133 properties, so overall inventory has changed very little.

The bigger story is what buyers are doing.

Is the Russian River a Buyer's or Seller's Market?

The Russian River currently leans somewhat toward a buyer's market, but the answer depends heavily on the individual property.

Today's buyers are generally more selective about price, condition and location. They are more willing to negotiate and aren't routinely making the aggressive offers we saw several years ago.

We're no longer regularly seeing buyers offer 20% or 30% over asking price, waive contingencies and make extremely aggressive cash offers simply to secure a property.

However, that does not mean multiple offers have disappeared.

A cute, well-maintained home in a desirable location—particularly around the $400,000 price range—can still generate significant buyer interest.

That's exactly what we saw with one of this week's closed sales.

New Russian River Homes for Sale

9202 Huckleberry Way, Monte Rio – $415,000

A new listing on Huckleberry Way came on the market at $415,000.

The property offers:

  • 1 bedroom
  • 1 bathroom
  • Approximately 785 square feet
  • Wooded setting above Monte Rio

Huckleberry Way is in the hills above Monte Rio near the terrace neighborhoods. For someone looking for a smaller Russian River cabin at a relatively affordable price point, this is an interesting addition to the market.

19614 Redwood Drive, Monte Rio – $925,000

Another new Monte Rio home for sale is located on Redwood Drive near the Northwood golf course.

The property is listed at $925,000 and offers:

  • 3 bedrooms
  • Approximately 1,792 square feet
  • Location near the golf course

Monte Rio continues to offer a wide range of properties, from smaller cabins to substantially larger homes near the Russian River and golf course.

9412 & 9501 Westside Road, Forestville – $599,000

This Forestville property came on the market at $599,000.

The property has approximately 1,446 square feet and includes a main residence along with additional living space/unit configuration.

This section of Westside Road is near River Road in the Forestville/Russian River area and should not be confused with the section of Westside Road extending toward Healdsburg.

Russian River Price Reductions

We also saw several sellers reduce their asking prices.

Recent reductions included:

  • Park Avenue: $669,000 → $657,000
  • Field Lane: $589,000 → $559,000
  • Willow Road in Guerneville: $675,000 → $649,000

Price reductions are worth watching because they tell us something about current buyer expectations.

Buyers are looking carefully at value. If a property enters the market too high relative to its condition, location or competition, buyers may simply wait.

That makes accurate pricing particularly important for Russian River sellers in the current market.

Recent Russian River Home Sales

The three recent closed sales show just how property-specific this market has become.

8170 Park Avenue, Forestville

This property was listed at $559,000 and sold for $564,000.

It received two offers.

The winning buyer paid approximately $5,000 over asking price, showing that buyers will still compete when they believe a home represents good value.

Mill Street, Guerneville

A property on Mill Street in downtown Guerneville was listed at $725,000 and ultimately sold for $685,000.

That's a very different result.

In this case, the market pushed the final sales price below the original asking price.

16255 Rio Nido Road – Multiple Offers

This was one of the more interesting sales.

The home was listed for $430,000, received three offers, and ultimately sold for $470,000.

That's $40,000 over asking—or roughly 9% above the list price.

Why?

It was a cute property at an attractive price point that generated substantial buyer activity.

This illustrates an important point about today's Russian River market:

There isn't one market for every property.

Why Some Russian River Homes Get Multiple Offers

Buyers may have more negotiating power overall, but they will still compete for the right property.

Homes are more likely to attract strong interest when they combine several factors:

  • Attractive pricing
  • Good condition
  • Desirable location
  • Appealing Russian River character
  • Lower or more accessible price point
  • Limited direct competition

Meanwhile, an overpriced property—or a home requiring substantial work—may receive very different treatment from buyers.

That's why simply looking at average market statistics doesn't tell the entire story.

What This Market Means for Russian River Buyers

If you're buying a home in Guerneville, Forestville, Monte Rio, Rio Nido, Cazadero, Duncans Mills or Jenner, you generally have more room to perform due diligence and negotiate than buyers had several years ago.

But don't assume every property will sell below asking.

If a well-priced property comes on the market in good condition and attracts several buyers, you may still face competition.

Understanding the specific property, location, comparable sales and current competition is more useful than simply labeling the entire area a buyer's market.

What This Market Means for Russian River Sellers

Pricing correctly from the beginning matters.

We're already seeing price reductions, and buyers are willing to push back when they believe a property is overpriced.

At the same time, the recent Rio Nido sale demonstrates that buyers will compete when a home enters the market at a price that generates excitement.

The goal isn't necessarily to ask for the highest possible number.

The goal is to position the property correctly against the competition so serious buyers recognize its value.

How Much Longer Is the Russian River Selling Season?

We are moving into the later portion of the traditional Russian River real estate season.

Buyer activity typically remains stronger through the summer and early fall. As we move toward late October and the beginning of the rainy season, activity generally starts to slow.

That means sellers who want to take advantage of the remaining 2026 selling season still have time, but the window is getting shorter.

If you're considering selling this year, now is a good time to evaluate your property's likely value, competition and preparation needed to get it on the market.

Living in Forestville CA: A Local Guide to Forestville Real Estate and the Russian River

If you're thinking about buying a home in Forestville, California, one of the first things to understand is that Forestville isn't just one type of community.

Forestville is an unincorporated community in Sonoma County. When you see a property with a Forestville address, it could be near downtown, surrounded by vineyards and apple orchards, tucked beneath redwood trees, or just minutes from the Russian River.

That's why understanding the different areas of Forestville is so important when you're looking for a home here.

Downtown Forestville

Downtown Forestville is centered primarily along Highway 116, which connects Forestville with Sebastopol to the south and Guerneville and the Russian River communities to the west.

It's a small West Sonoma County downtown with restaurants, shops, markets and other everyday services.

One reason buyers consider Forestville is its location. You can enjoy the small-town atmosphere of West Sonoma County while maintaining relatively convenient access to Santa Rosa and Sebastopol.

For buyers who want a more conventional residential neighborhood rather than a remote rural property, downtown Forestville can be a good place to start looking.

Forestville Schools and Community

Forestville has its own elementary and middle-school community, including Forestville School and Forestville Academy.

You'll also find the Forestville Youth Park, a longtime community park with playground areas and a baseball field.

These amenities give central Forestville a different feel from some of the more rural and river-oriented neighborhoods farther west.

West County Regional Trail

Another feature of Forestville is access to the West County Regional Trail.

The trail connects Forestville toward Graton and Sebastopol and provides an excellent recreational option for walking and bicycling through West Sonoma County.

For buyers who want access to outdoor recreation without necessarily living directly on the Russian River, this is one of Forestville's attractions.

Sewer vs. Septic in Forestville

This is something buyers should pay attention to.

Some properties around central Forestville are served by public sewer, while homes outside these areas may have private septic systems.

I've created separate videos explaining Forestville sewer and water districts because these systems can be an important part of evaluating a property.

When buying rural Sonoma County real estate, don't assume that two homes with the same Forestville mailing address have the same utilities.

They may be completely different.

Mirabel and Mirabel Heights

Travel from downtown Forestville along Mirabel Road toward River Road and the landscape begins changing.

The Mirabel Heights area offers a particularly interesting combination. You're close to the Russian River and recreational areas while some properties are located higher above the river.

At River Road, you're also close to Burke's Canoes and one of the popular starting points for summer trips down the Russian River.

From here, you're entering a very different part of Forestville.

Rio Vista, Steelhead Beach and the Russian River

Travel west on River Road and you'll find communities and neighborhoods near Rio Vista and Steelhead Beach.

This is where Forestville begins to feel much more like the Russian River.

You'll find redwood trees, river-oriented homes, vacation properties and easy access to swimming, kayaking and other outdoor activities.

This is also where understanding individual properties becomes increasingly important.

Hacienda and Hacienda Bridge

Continue west and you'll reach Hacienda, centered around the historic Hacienda Bridge.

The bridge crosses the Russian River and provides some beautiful views of the surrounding redwoods, beaches and riverfront homes.

Nearby is Mom's Beach, which provides public access to the Russian River.

There are also residential areas surrounding Hacienda where some homeowners may have access to private community beach areas.

For someone dreaming about a Russian River lifestyle, this can be a beautiful part of Forestville.

But there's another important consideration.

Understanding Forestville Flood Zones

Some neighborhoods close to the Russian River are within mapped flood zones.

During significant Russian River flooding, lower-lying roads and properties can experience flooding. Many homes in these areas were constructed or modified with the river environment in mind, including homes with elevated living areas.

Whether a particular property requires flood insurance depends on factors including the property's flood designation, financing and lender requirements.

I've created a separate Forestville flood-zone video and map because I believe buyers should understand this issue before purchasing property near the river.

Never assume that an entire Forestville neighborhood either floods or doesn't flood. Flood exposure can vary considerably from one property to another.

Forestville's Microclimates

One of the things I like most about Forestville is its variety.

Within a relatively short distance you can find:

  • Sunny vineyard and orchard properties
  • Traditional residential neighborhoods
  • Rural acreage
  • Redwood-covered properties
  • Homes close to the Russian River
  • Riverfront properties
  • Cooler, shaded environments
  • Warmer and sunnier inland locations

That's why simply telling me, "I want to buy a house in Forestville," is only the beginning of the conversation.

The better question is:

What kind of Forestville do you want to live in?

Is Forestville a Good Place to Live?

For the right buyer, Forestville offers a combination that's increasingly difficult to find in the Bay Area.

You can live in a small West Sonoma County community surrounded by vineyards, redwoods and the Russian River while still having access to Sebastopol and Santa Rosa.

But buying here requires understanding the details.

Depending on the property, those details can include flood zones, septic systems, sewer districts, water sources, wells, fire insurance, road access, rural property maintenance and microclimates.

The MLS identifies the property as a two-bedroom home, although it is currently configured with an additional auxiliary room being used as an office. There is also a large family room offering additional flexibility.

That distinction is important. When evaluating rural Sonoma County properties, I recommend relying on permitted and public-record bedroom counts rather than simply assuming every room being used as a bedroom is legally recognized as one.

A Sunnier Side of Cazadero

One of the first things I noticed when I arrived was the setting.

When people think about Cazadero real estate, they often picture homes surrounded by towering redwoods. Those properties can be beautiful, but buyers frequently ask me about sunlight.

This property has a much more open feeling.

Russian River Real Estate Market Update – August 2026

The Russian River real estate market continues to show signs of a healthier, more balanced market. Buyers have more choices than they did during the pandemic years, while sellers are finding that pricing and condition matter more than ever.

About 133 Homes Are Currently on the Market

There are currently about 133 homes for sale in the Russian River area.

That is a major change from the pandemic market, when inventory sometimes dropped to only 40 to 50 homes and buyers often had to compete aggressively.

Today, buyers have more time to compare homes, neighborhoods, condition, and price. That is good for the market overall because buyers can make more thoughtful decisions instead of feeling pressured to act immediately.

Russian River Real Estate Activity This Week

Over the past week, the MLS showed:

  • 9 new listings

  • 8 closed sales

  • 7 homes going contingent

  • 9 price reductions

The fact that new listings and closed sales are staying relatively close is a good sign. Inventory is not exploding, but buyers are also not absorbing every new listing immediately.

Pricing Is the Biggest Issue for Sellers

The most important trend I am seeing right now is price sensitivity.

Buyers are still active, but they are more selective than they were two or three years ago.

Homes that are in good condition and priced competitively are attracting attention. Homes priced based on the older pandemic-era market are often sitting longer and eventually requiring price reductions.

The nine price decreases this week reinforce that trend.

For sellers, this means the initial listing price matters. Starting too high can cause a property to miss its strongest period of buyer attention.

The $500,000 to $700,000 Range Remains Active

We continue to see solid activity in the $500,000 to $700,000 price range, particularly when homes are well maintained and offer good overall value.

This remains an important part of the Russian River market for buyers looking for primary residences, second homes, and vacation properties.

Correct Pricing Can Still Create Multiple Offers

One recent riverfront property is a great example.

A home on Redwood Drive was listed at $965,000. It received three offers and ultimately sold for more than the asking price.

That tells us something important about the current Russian River real estate market:

Buyers still recognize value.

Even in a more balanced market, a desirable property that is positioned correctly can still create competition.

New Russian River Listings This Week

New inventory this week includes a wide range of properties.

A property on Willow Road in Rio Nido came on the market at approximately $299,000. It is a two-bedroom, one-bath fixer that needs substantial work, but it represents one of the more affordable entry points into the Russian River market.

A condominium at 14050 Sausna Way is listed around $450,000 and offers a lower-maintenance option with private river access in a gated community.

There is also a new property coming on Canyon Road around $499,950, along with additional homes in the $500,000 range.

In Forestville, a home at 6274 Van Keppel Road is listed around $799,950. Forestville remains especially attractive to buyers who want a more rural West Sonoma County setting while maintaining relatively convenient access to Santa Rosa.

At the upper end of the market, a new Forestville property on Ellen Lane is listed around $4.25 million and offers approximately 3,000 square feet along with a private pond.

What This Means for Russian River Buyers

If you are buying a home in the Russian River area, this market gives you more leverage than buyers had during the pandemic.

You generally have:

  • More homes to choose from

  • More ability to compare pricing

  • More negotiating opportunities

  • Less pressure to immediately offer over asking

However, the best properties can still move quickly.

If a home is well priced, in good condition, and located in a desirable area, buyers should still be prepared to act.

For sellers, the market is rewarding realistic pricing and good preparation.
