Location is a big part of the appeal here.

Lovers Lane comes off Highway 116 just outside Guerneville. From the property, you have easy access to downtown Guerneville as well as the Russian River and everything this part of West Sonoma County has to offer.

The house sits up on the hillside with the covered parking underneath. Across the road is a wooded setting rather than another row of houses, helping give the property a more private Russian River feel.

For buyers coming from San Francisco, Marin, the East Bay or elsewhere in the Bay Area looking for a Russian River second home, this is the type of property that can be particularly interesting: relatively easy access, close to town, connected to public utilities and not a large property requiring extensive upkeep.

Updated Interior With an Open Floor Plan

Walking into the house, you enter the main living and kitchen area.

The open floor plan connects the kitchen and living room and gives the main part of the house a comfortable, functional feel.

Every property is different, which is why I recommend investigating these issues individually rather than making assumptions based simply on the town or neighborhood.

Another interesting feature is the amount of storage underneath the main living level.

These aren't spaces I would automatically treat as additional living area, but having substantial usable storage can be valuable in a Russian River property—especially for someone using the house as a weekend or vacation home.

The $440,000 asking price also includes an additional parcel, APN 072-140-028.

That creates some interesting potential, but buyers should independently investigate zoning, parcel boundaries, development possibilities and permitted uses with the appropriate agencies before assuming anything can be built or changed.

The property has a shared well and a septic system. According to the listing agent's information, a newer shared well was installed on the easement and provides gravity-fed water to the house.

These are exactly the types of systems buyers should understand when comparing Russian River properties. Rural homes can be very different from buying a house in a typical subdivision.

Covered Parking, Workshop and Plenty of Space

The property doesn't have a conventional enclosed garage listed, but it does have covered parking, workshop space and extensive uncovered parking.

I particularly liked the covered parking configuration.

During our rainy Russian River winters, being able to pull under cover, unload groceries and enter the house without standing in the rain is a small feature that can make a big difference in everyday life.

The latest MLS data for the Russian River area shows:

  • 89 residential homes currently for sale
  • 132 total active listings including residential, land, commercial, and other property types
  • 7 new listings over the past five days
  • 7 homes sold during the same period
  • 9 price reductions

These numbers tell us something important.

New inventory is entering the market at nearly the same pace that buyers are purchasing homes. Sellers who initially priced too aggressively are making adjustments, helping maintain a healthy balance between supply and demand.

Compared to the highly competitive COVID-era market, today's conditions are much more predictable and sustainable.


Homes Under $600,000 Continue to Lead the Market

The strongest buyer demand continues to be focused on homes priced below $600,000.

Properties in this price range that are:

  • Clean
  • Well maintained
  • Properly priced
  • Move-in ready

continue to receive strong buyer interest.

Once homes move into the $700,000 and above price range, buyer activity slows considerably. Buyers become much more selective, negotiations increase, and homes generally require more time to sell.


Riverfront Homes Face New Challenges

Riverfront properties remain highly desirable, but they're no longer selling as quickly as they did several years ago.

Several factors continue to influence demand:

  • Higher mortgage interest rates
  • Sonoma County's vacation rental moratorium
  • Buyers placing greater emphasis on affordability

Many buyers who previously purchased riverfront homes as vacation rentals are no longer active in today's market, reducing competition for these properties.

That doesn't mean riverfront homes aren't selling—it simply means pricing and presentation have become more important than ever.

Several interesting properties entered the market this week.

Orchard Road – Guerneville

Two homes on Orchard Road have recently been listed by the same brokerage.

Located just off River Road near downtown Guerneville, these homes offer convenient access to shopping and restaurants. Buyers should be aware that the location experiences traffic noise from River Road, something worth considering before purchasing.


Terrace Drive – Forestville

A charming two-bedroom, two-bath home on Terrace Drive recently hit the market.

With approximately 1,300 square feet, this property offers a peaceful hillside setting outside much of the flood-prone areas that attract many buyers looking for a quiet Russian River retreat.

Limited parking is one consideration, but the home's character and wooded setting make it an appealing option.


Santa Rosa Avenue – Guerneville

One property continues to attract attention for its unusually low asking price.

One of the biggest stories this week is the number of price reductions.

Nine properties reduced their asking prices over the past five days.

Examples included:

  • $699,000 reduced to $599,000
  • $534,000 reduced to $524,000
  • $599,000 reduced to $575,000

These adjustments reflect today's buyer expectations.

Proper pricing from day one remains one of the most important factors in achieving a successful sale.

One of my own listings has also received a price improvement.

9695 Rio Vista Road in Forestville has been reduced to $688,000.

If you're looking for a neighborhood that captures the historic charm of the Russian River while remaining close to restaurants, beaches, and outdoor recreation, River Boulevard in Monte Rio deserves a closer look.

Where is River Boulevard?

River Boulevard begins just after crossing the historic Monte Rio Bridge from downtown Monte Rio.

As you leave Highway 116 and head across the bridge over the Russian River, you'll immediately find River Boulevard branching off to the left. The road follows the river for approximately one mile before ending in a quiet residential area.

Russian River Real Estate Market Update – July 24, 2026

If you're thinking about buying or selling real estate on the Russian River, call me first at 707-217-1786.

The Russian River real estate market continues to move along in July, but buyers are behaving differently than they have over the past few years. The biggest trend I'm hearing from both buyers and other real estate agents is that buyers are becoming increasingly selective.

We're seeing buyers write offers below asking price to test sellers' motivation. In many cases, sellers are countering, and buyers are simply walking away. Today's buyers want homes in good condition, priced appropriately, and located in desirable areas. They're willing to wait for the right property rather than settling.

Inventory Remains Healthy

Across the Russian River area—from Forestville to Guerneville, Monte Rio, Cazadero, and Jenner—we currently have approximately 137 total listings, with roughly 94 residential properties available.

Historically, having between 94 and 120 residential listings represents a healthy market for our area. While inventory is significantly higher than the 60 listings we saw during the peak seller's market a few years ago, we're still not experiencing an oversupply of homes.

The market appears to be balancing itself.

Weekly Market Statistics

For the week ending July 24, 2026:

  • 6 new listings came on the market.
  • 3 homes returned to active status.
  • 12 properties reduced their prices.
  • 6 homes went contingent.
  • 11 homes closed escrow.

One statistic that stands out is the balance between supply and demand. Six new listings entered the market, while six homes went contingent during the same period. That's exactly what you want to see in a healthy market.

Additionally, 11 homes closed during the week. Combined with the six contingent properties, that's 17 homes effectively moving off the market while only six new homes came on. That continues to support pricing and indicates that buyers are still actively purchasing homes despite their cautious approach.

Notable New Listings

This week's new listings showcased the diversity of the Russian River market.

1425 Austin Creek Road, Cazadero

This property offers two bedrooms plus an additional room, two bathrooms, and sits on approximately one acre. With its peaceful Austin Creek setting and outdoor amenities, it's an excellent example of the lifestyle many buyers are seeking in western Sonoma County.

Dubrava Condominiums, Guerneville

One of the more affordable opportunities this week is a two-bedroom, two-bath condominium listed at $419,000 in the Dubrava Condominium complex. Residents enjoy river access and a low-maintenance lifestyle, making these units particularly attractive for second-home buyers.

8645 Mirabel Road, Forestville

Located in one of Forestville's most desirable neighborhoods, this two-bedroom, two-bath home is listed at $569,000. Mirabel remains popular with buyers seeking more affordability than Santa Rosa while maintaining access to Sonoma County amenities.

Temple Road, Forestville

At the opposite end of the market, an exclusive luxury property hit the market for $2,495,000, highlighting the wide range of housing options available throughout the Russian River area.

Buyers Are Cautious, Not Gone

The takeaway from this week's market update is simple: buyers are still here.

They're touring homes, writing offers, and closing transactions. However, they're taking their time, negotiating more aggressively, and expecting properties to be well-prepared before hitting the market.

For sellers, that means pricing correctly from day one and making sure your home presents well. The days of simply putting a home on the market and expecting multiple offers within a week are largely behind us.

For buyers, the current market offers more choices and greater negotiating power than we've seen in recent years.

Local Expertise Matters

One of the things that makes the Russian River market unique is that every community has its own characteristics. Guerneville is different from Monte Rio. Forestville is different from Cazadero. Buyers need to understand:

  • Septic systems versus sewer systems.
  • Flood zones and flood insurance requirements.
  • Fire hazard severity zones.
  • Vacation rental regulations.
  • Microclimates and sunshine exposure.
  • Road access and parking considerations.

These factors can significantly impact a property's value and long-term enjoyment.

Drake Road Neighborhood Tour in Guerneville, California

If you're looking for one of the most desirable neighborhoods in the Russian River area, Drake Road in Guerneville deserves a closer look. This quiet, dead-end road follows the Russian River upstream from downtown Guerneville and offers a mix of riverfront homes, sunny hillside neighborhoods, public recreation, and easy access to town.

As a local Russian River real estate specialist, I frequently recommend Drake Road to buyers who want to enjoy the river lifestyle while still being close to shopping, restaurants, and outdoor recreation.

Where Is Drake Road?

Drake Road begins immediately after crossing the Guerneville Bridge from downtown Guerneville. Once across the bridge, you'll have two choices:

  • Turn right onto Neeley Road.

  • Turn left onto Drake Road.

Both are excellent neighborhoods, but Drake Road has its own unique character with a combination of riverfront properties, hillside homes, and recreational amenities.

Pee Wee Golf

One of the first landmarks you'll see is the famous Pee Wee Golf course. This long-time Russian River attraction has entertained families and visitors for generations with its miniature golf course and relaxed atmosphere.

It's one of those local traditions that makes Guerneville unique.

Drake Extension and Public River Access

Just before continuing down Drake Road, you'll find Drake Extension.

Many visitors don't realize this small road provides access to:

  • Public parking

  • River access

  • A walking path into downtown Guerneville

  • Beautiful picnic areas

  • The historic Guerneville pedestrian bridge

During busy summer weekends, this can be a convenient place to park and walk into town instead of searching for parking downtown.

Public Boat Launch

Adjacent to the bridge is a public launch area for non-motorized boats.

It's an excellent launch point for:

  • Kayaks

  • Canoes

  • Paddleboards

  • Rowboats

The launch sits just upstream from Johnson's Beach, making it one of the easiest places to begin a day on the Russian River.

Parks, Tennis Courts, and Playgrounds

Near the beginning of Drake Road you'll also find public tennis courts, a playground, and open park space.

This section of the neighborhood tends to receive more sunshine than many other parts of Guerneville, making it popular with both full-time residents and second-home owners.

Riverlands Road

One of Drake Road's most desirable side streets is Riverlands Road.

This horseshoe-shaped road features numerous riverfront homes with private access to the Russian River.

Because of the direct waterfront location, homes on the river side of Riverlands Road often command significantly higher prices than similar homes located across the street.

Riverfront ownership remains one of the most sought-after features in the Russian River market.

Upright Drive

A hidden gem off Drake Road is Upright Drive.

Many buyers overlook this neighborhood, but it offers several advantages:

  • Higher elevation

  • Reduced flood concerns

  • Public sewer service

  • A mix of sunshine and mature trees

  • Convenient access to downtown Guerneville

For buyers who want to avoid flood-prone areas while staying close to town, Upright Drive is often worth considering.

Glandy Glen and Mary Lane

Continuing farther down Drake Road you'll pass additional neighborhoods including Glandy Glen and Mary Lane.

These smaller residential streets offer a variety of homes ranging from classic river cabins to updated full-time residences.

Every section has its own personality, making it important to understand each neighborhood before purchasing.

Drake Estates

At the end of Drake Road you'll arrive at Drake Estates.

This neighborhood has a more traditional residential feel than many parts of Guerneville.

One of its biggest attractions is private beach access reserved exclusively for neighborhood residents.

Private river access like this is increasingly rare and adds to the appeal of the community.

Vacation Rental Rules

One important consideration for buyers is vacation rental regulations.

Most of Drake Road is located within an area where new Sonoma County vacation rental permits are generally unavailable. Existing permits typically do not transfer with the sale of a property.

If purchasing a home specifically for use as a vacation rental is part of your plan, it's important to verify current county regulations before making an offer.

Russian River Real Estate Market Update – July 9, 2026: Price Reductions Increase While Buyers Become More Selective

The Russian River real estate market continues to evolve as we move through the summer selling season. Since our last market update on July 5, we've seen buyers remain active, but they are becoming much more selective. Sellers who price their homes correctly are still finding success, while those testing the market are increasingly making price reductions to attract offers.

If you're buying or selling property in Guerneville, Forestville, Monte Rio, Rio Nido, Cazadero, Jenner, or the surrounding Russian River communities, here's what happened in the local market over the past five days.

Quick Sale Shows Demand for Desirable Properties

One of the biggest stories this week was a property on Poppler Drive that went under contract almost immediately.

The home was listed for approximately $995,000 and featured many of the characteristics buyers continue to pay a premium for:

  • Flat usable acreage

  • Beautiful views

  • Ranch-style living

  • Plenty of sunshine

  • Privacy

This sale reinforces a trend we've been discussing for months: premium properties that combine location, usability, and proper pricing continue to sell quickly despite a more balanced market.

New Forestville Listing Tests the Market

A new listing on Grape Avenue in Mirabel Heights entered the market this week.

The property offers:

  • 2 bedrooms

  • 1 bathroom

  • 735 square feet

  • Listed at $549,000

Mirabel Heights remains one of Forestville's most desirable neighborhoods because of its sunshine, gardening opportunities, and convenient location. It will be interesting to watch whether buyers embrace this pricing strategy over the coming weeks.

More Properties Are Coming Back on the Market

Three properties returned to active status after previously going under contract:

  • One property in Fort Ross

  • Two properties on Cazadero Highway

This is another indication that buyers are performing more thorough inspections, negotiating repairs, and sometimes choosing to cancel transactions rather than proceed. We're seeing a healthier, more balanced market where buyers are taking their time before making a final commitment.

Seven Price Reductions in Just Five Days

Perhaps the biggest trend this week is the number of price reductions.

Over the past five days, seven properties reduced their asking prices.

This tells us many sellers initially entered the market with optimistic pricing but are now adjusting to today's buyer expectations. Proper pricing has become one of the most important factors in getting a home sold.

Unlike the frenzy of previous years, buyers today have choices and are willing to wait for the right value.

Buyer Activity Remains Healthy

While sellers are adjusting prices, buyers are still making purchases.

Since July 5, the market recorded:

  • 3 new listings

  • 7 homes going contingent

  • 8 pending sales

  • 3 closed sales

With more homes going under contract than coming onto the market, inventory continues to remain relatively balanced across the Russian River area.

Recent Closed Sales

Several recent sales provide a good snapshot of today's pricing.

Cavedale Way (Forestville)

  • Listed: $550,000

  • Sold: $565,000

This home sold above asking price, demonstrating that desirable properties in sought-after Forestville neighborhoods can still generate multiple offers.

Trenton Road

  • Listed: $509,000

  • Sold: $470,000

This property required significant work, and the final sales price reflected its overall condition.

Old Cazadero Road

  • Listed: $769,000

  • Sold: $681,000

This triplex remained on the market for approximately 134 days before selling. After several pricing adjustments, the property finally reached a value buyers were willing to accept.

Which Price Range Is Performing Best?

One of the strongest segments of today's market continues to be homes priced between $550,000 and $650,000.

Well-maintained two-bedroom and three-bedroom homes within this range continue attracting buyers because comparable homes in Santa Rosa have become increasingly difficult to find at these prices.

Many buyers are choosing the Russian River communities for affordability while commuting to larger employment centers throughout Sonoma County.

Higher-End Homes Continue to Move More Slowly

Properties priced above $700,000 are generally taking longer to sell unless they offer exceptional features such as:

  • Sunshine

  • Flat usable land

  • Acreage

  • Scenic views

  • River access or charm

  • Updated condition

  • Privacy

Buyers remain willing to pay premium prices—but only when the property clearly stands out.

Pricing Is Driving Today's Market

The biggest takeaway from this week's market activity is simple:

Price matters more than ever.

Today's buyers are educated, patient, and carefully comparing every available property before making an offer.

A home's value isn't determined by how much money has been invested into it or what the seller hopes to receive. Ultimately, market value is determined by what a willing buyer and seller agree upon in today's marketplace.

Sellers who recognize current market conditions and price appropriately are still achieving successful sales.
