There Is No Crystal Ball!


Everybody wants to be a psychic! Unfortunately in real estate there is no crystal ball and if there was I would be rich! Agents like to tell their clients that this is a "Bad" time to buy a home, or that the market has hit is peak and is "Going Down" YIKES how do they know that? I know I can't predict the future or, like I said, I would be rich! Some people say that the real estate market goes in cycles, which last around 7-10 years, from the bottom of the market to the peak. The government seems to think we hit our bottom in 2008 which would mean that the market will continue to climb for another three years. However, the real estate community wonders if, possibly, we didn't hit our bottom until 2011, which would mean that we are at our peak now...The truth is that no one really knows what is going to happen! We could see a more significant rise, the market could crash, there could be a dip and the market could regain momentum...all we know for certain is that the market is completely unpredictable! There are so many buyers out there that are trying to time the market, so that they can buy a home, keep it for a short time while the value appreciates, then sell it for a profit and that practice in today's market is like gambling because we just have no idea what could happen. If a buyer is going to invest in a property then they need to plan on holding on to it for awhile! Patience is really the key in the real estate market.

Market Update October 2014

Tracking The Real Estate Trends.

Millar and Company has been tracking the changes in the local housing market between October 2013 and October 2014. The changes we've seen are subtle and due primarily to the approach of the winter season when people typically buy and sell fewer homes.

The data collected from BAERIS MLS Clarus Report indicates that the market is holding steady. In October of 2013 buyers purchased 25 single family homes. In October 2014 buyers purchased 28 single family homes which is an increase of 12% from last year. The number of single family homes for sale on the Russian River increased from 94 in October 2013 to 109 single family homes in October 2014 which is a 16% increase. This is a relatively small increase and lends to the typical fluctuation we see in this area.

According to the BAERIS MLS Clarus Report, the area's average sale price increased 24% from $335,000 in October 2013 to $415,000 in October 2014. This was an $80,000 increase in the average sales price which is a substantial increase for this area. The Russian River is showing very little change in the number of people looking to invest in real estate in this area. Inventory remained at about a two month's supply at the current pace of sales.According to local lending agencies, interest rates on home loans are in the low fours depending on the loan and the onset of additional FHA and VA programs are making it easier for buyers to find loans which are helping keep the market steady.

The Russian River Real Estate market is steady. The data collected from BAERIS MLS Clarus Report indicates the market is alive and well in this area. In September of 2013 buyers purchased 23 single-family homes on the Russian River. In September 2014 buyers purchased 26 single-family homes which is an increase of 13% from last year. The number of single-family homes for sale on the Russian River increased from 111 houses on the market in September 2013 to 124 in September 2014 which is an increase of 12% in one year.

According to the BAERIS MLS Clarus Report the area's average sales price dropped from $334,000 in September 2013 to $330,000 in September 2014. Although there was a drop in the average sales price the amount was relatively small and the area is showing an increase in the number of people looking to invest in Russian River Real Estate. Inventory remained at about a two month's supply at the current pace of sales. That is widely considered a sign of a seller's market.

According to local lending agencies, interest rates on home loans are in the low fours depending on the loan and the onset of additional FHA and VA programs are making it easier for buyers to find loans which, combined with the low inventory, is driving the market up in this area!
