Russian River Real Estate Market Update June 15, 2026: Inventory Rises as Buyers Become More Selective

Call me at 707-217-1786 if you’re thinking about buying or selling property in the Russian River area. I’m David R. Millar with The Millar Group, and every week I track what’s happening in our local market from Forestville to Jenner so you can make informed real estate decisions.

The Russian River real estate market continues to show signs of a changing landscape as we move deeper into the summer of 2026. Inventory has increased, buyers have more choices, and the fast-paced seller’s market we experienced in previous years has softened into a more balanced market.

Russian River Inventory Continues to Grow

We are now sitting at approximately 140 total properties on the market from Forestville to Jenner, giving buyers significantly more options than they have had in recent years.

This increase in inventory means buyers can take more time, compare properties, and wait for the right opportunity. Unlike primary home buyers in markets like Santa Rosa, many Russian River buyers are searching for second homes and vacation properties. Because a second home is a lifestyle purchase rather than a necessity, these buyers can be more patient and may delay making offers during periods of economic uncertainty.

Despite the slower pace, buyers are still actively touring properties and searching for the right home.

The Current Sweet Spot: $550,000 to $625,000 Homes

The most interesting trend from this weekend’s activity was the three properties that moved into escrow.

The homes at 14910 Drake Road, 19092 Ridgecrest Drive, and 14600 Drake Road all went contingent and reveal a clear pattern in what today’s buyers want.

These properties shared several characteristics:

  • Price range between approximately $550,000 and $625,000
  • Two and three-bedroom floor plans
  • Around 1,200 to 1,400 square feet
  • Desirable Russian River locations
  • Good overall condition
  • Two bathrooms being a major advantage

This segment of the market appears to be the strongest right now. If you own a well-maintained two or three-bedroom home in this size and price range, buyer demand remains healthy.

Price Reduction Highlights the Importance of Condition and Pricing

One notable price reduction occurred at 17850 Santa Rosa Avenue in Guerneville, which dropped from $285,000 to $279,000.

The home had recently sold earlier this year around $220,000 and appears to have been purchased as a potential investment or flip opportunity. It offers a good location but requires significant work, which limits the buyer pool and makes pricing especially important.

In today’s market, buyers are willing to pay a premium for homes that are updated and move-in ready, while properties needing substantial improvements can take longer to sell.

Recent Closing Shows Buyers Still Want Quality Homes

The only closing since the previous market update was 15289 Willow Road in Guerneville.

This two-bedroom, one-bath home measured approximately 1,040 square feet and closed at $403,000, above its $385,000 asking price after 56 days on the market.

Although the home took longer to sell than expected given its condition and pricing, the final sale demonstrates that buyers are still willing to compete for homes that represent a good value.

Higher-End Russian River Homes Continue to Face Challenges

The luxury segment remains more challenging.

A riverfront property at 16620 Guernewood Road in Guerneville, listed at $1,549,000, was withdrawn from the market after 97 days.

Higher-priced Russian River properties have a much smaller buyer pool, and in a market where buyers have more choices, exceptional location, condition, and pricing become even more important.

What This Means for Russian River Buyers and Sellers

For buyers, this may be one of the best opportunities we have seen in years. More inventory means less competition and more negotiating power.

For sellers, the message is clear: properties that are priced correctly, updated, and located in desirable areas are still selling. The market has not stopped—it has simply become more selective.

Understanding where your home fits in today’s market is more important than ever.

One of the most important things buyers need to understand about Neeley Road is flooding.

The low section near the beginning of the road is often the first area to flood during major Russian River flood events. If the hydrant disappears under water, it is a sign that flood waters have reached a depth where vehicles can become trapped or damaged.

During significant floods, residents sometimes leave vehicles on the higher ground and use boats to travel across the flooded section until water levels recede.

Thinking About Buying or Selling in the Russian River? Here’s What You Need to Know

The Russian River real estate market continues to shift into a more balanced and healthy market as we move through June 2026. This week, we are seeing more homes available for buyers, more choices in the marketplace, and a buyer pool that is taking its time before making decisions.

There are currently approximately 129 total listings from Forestville to Jenner, including 93 residential homes. That inventory level is getting much closer to what we consider a healthy Russian River market, where buyers have enough options to compare properties and find the home that best fits their lifestyle.

This is a dramatic difference from the pandemic real estate boom when inventory dropped to around 40 homes and buyers competed aggressively with multiple offers and prices well above asking.

Today’s buyers are more educated and much more selective. They understand value, condition, location, and pricing. The good news for sellers is that homes that are priced correctly, presented well, and in desirable condition are still selling.

Buyer Hesitation Is Affecting the Market

One of the themes we are hearing from buyers and other local real estate agents is that some buyers are waiting on the sidelines due to broader economic and geopolitical uncertainty.

This is not unusual. We have experienced periods of uncertainty in the real estate market before, and historically, confidence eventually returns as buyers become more comfortable with the overall economic picture.

For buyers who have been waiting for less competition and more choices, today’s market may actually present opportunities that were difficult to find during the highly competitive years.

Because new inventory is coming on faster than homes are closing, overall inventory has continued to rise.

If you're thinking about buying or selling a home in the Russian River area, the market continues to shift as we move into the heart of the summer season.

This week's Russian River Real Estate Market Update shows a noticeable increase in available inventory, giving buyers more options while still providing opportunities for sellers who have well-priced and well-presented homes.

Inventory Continues to Grow

Between Forestville and Jenner, there are currently approximately 132 active listings on the market, with about 95 of those being residential properties.

For perspective, a healthy Russian River market typically carries around 120 active listings throughout the corridor. Over the past few years, inventory levels have remained extremely low, at times dropping into the 40 to 50 home range during the height of the post-pandemic market.

The increase in available inventory is welcome news for buyers who have struggled with limited choices. More homes coming to market means buyers can compare properties, negotiate more effectively, and take a little more time evaluating options.

New Listings Outpacing Pending Sales

During the past week, approximately 10 to 15 new properties entered the market while only four homes moved into contingent status.

This is an important trend to watch because it indicates inventory is building faster than it is being absorbed.

For buyers, that creates additional opportunities.

For sellers, it means pricing strategy and presentation remain critical to attracting attention and generating offers.
