May 28th, 2026 Russian River Real Estate Market Update, DAVID R MILLAR

The Russian River real estate market continues to heat up as we move toward summer 2026. More listings are hitting the market daily across Guerneville, Rio Nido, Forestville, and Cazadero, while well-priced homes in good condition are continuing to attract strong buyer activity and, in some cases, multiple offers.

This weekly Russian River real estate market update gives buyers and sellers a real-time look at what is actually happening in the marketplace right now — including new listings, price reductions, pending sales, and recently closed properties throughout West Sonoma County.

If you are considering buying or selling property in the Russian River area, staying informed about current trends is critical in today’s market.

New Russian River Listings Hit the Market

11075 Dell Avenue – Forestville – $499,000

One of the more interesting new listings this week is located on Dell Avenue in Forestville near the Hacienda Bridge area. This neighborhood is popular for its close proximity to the Russian River and relaxed river community atmosphere.

This property is listed as a four-bedroom, two-bath setup with two separate units, creating flexibility for buyers looking for a second home, vacation property, or income-producing setup. Some homes in this neighborhood also enjoy private access to river beaches near Hacienda Bridge, making this a desirable location for buyers wanting easy river access and a classic Russian River lifestyle.

At $499,000, this property represents an appealing entry point into the Forestville real estate market.

Unique 45-Acre Retreat Property in Cazadero

5000 Mohart Ridge Road – Cazadero – $995,000

A very unique property has returned to the market on Mohart Ridge Road in Cazadero. This secluded mountain retreat sits on approximately 45 acres and includes a main house, two additional structures, a pool house, and a swimming pool.

Properties like this are rare in the Russian River area and could work well as a private retreat center, family compound, creative getaway, or multi-generational property.

Cazadero continues to attract buyers looking for privacy, acreage, redwood forests, and a deeper connection to nature while still remaining within driving distance of Sonoma County wine country and the San Francisco Bay Area.

Coming Soon in Rio Nido

14920 Willow Road – Rio Nido – $699,000

A new coming soon listing on Willow Road in Rio Nido offers approximately 1,700 square feet with four bedrooms and three baths.

Based on early photos, the property appears elevated above the flood zone and offers a larger compound-style setup that many buyers seek in the Russian River market. Rio Nido remains popular for buyers wanting close access to Guerneville while still enjoying a quieter neighborhood feel.

Entry-Level Russian River Cabins Continue to Draw Interest

14872 Rotunda Way – Rio Nido – $465,000

Entry-level cabins and smaller homes continue to be an important segment of the Russian River real estate market. A property on Rotunda Way in Rio Nido recently came on the market at $465,000 featuring one bedroom and two baths.

These types of properties continue to attract buyers searching for affordable weekend getaways, vacation homes, or first-time investment opportunities in Sonoma County.

Austin Creek Road Cabin – $339,000

Another notable listing is a charming cabin located on Austin Creek Road priced at $339,000.

While this home is not creekfront, it sits tucked among large boulders and natural rock formations creating a classic rustic Russian River atmosphere. Smaller cabins like this continue to appeal to artists, writers, remote workers, and buyers searching for a peaceful retreat surrounded by nature.

Price Reduction on Creekfront Property in Cazadero

1365 Austin Creek Road – Now Offered at $798,000

One of the more significant price reductions this week was at 1365 Austin Creek Road in Cazadero.

This creekfront property sits on approximately one acre of flat, sunny, usable land directly along Austin Creek. The home itself has already been remodeled, making it attractive for buyers who want a move-in-ready property rather than a major project.

The property features:

  • 3 bedrooms
  • 2 bathrooms
  • Approximately 1,657 square feet
  • Creek frontage
  • Flat usable acreage
  • Strong sunshine exposure
  • Updated interior

The price was recently reduced from $849,000 to $798,000, creating a strong opportunity for buyers seeking creekside living in Cazadero.

Multiple Offers Continue for Well-Priced Homes

Several properties moved into escrow or pending status this week, reinforcing a continuing trend in the Russian River market:

Homes that are:

  • priced correctly
  • in good condition
  • located in desirable settings

are still attracting multiple offers and competitive buyer activity.

A recent example is 15715 Drake Road, which was listed at $750,000 and ultimately closed at $827,000 after receiving three offers.

This continues to demonstrate that buyers remain active for quality homes despite higher interest rates and changing market conditions.

Current Russian River Market Trends

As we move into the peak summer season, inventory is gradually increasing across Guerneville, Monte Rio, Forestville, Rio Nido, and Cazadero. However, desirable homes that are turnkey, sunny, usable, and properly priced continue to stand out quickly.

Buyers are especially looking for:

  • homes with sunshine
  • usable outdoor space
  • vacation rental potential
  • creek or river access
  • move-in-ready condition
  • privacy and natural settings

Properties requiring significant deferred maintenance or overpriced listings are continuing to sit longer on the market.

Russian River Real Estate Market Update – May 26, 2026

New Listings, Pending Sales, and Summer Inventory Trends in Guerneville, Monte Rio & Forestville

The Russian River real estate market is beginning its seasonal summer transition as more homes hit the market across Guerneville, Monte Rio, Forestville, Rio Nido, and the surrounding Russian River communities. Inventory is increasing, buyers are gaining more choices, and we are starting to see the typical seasonal shift that happens every year as sellers prepare for the busy summer months.

In today’s Russian River real estate market update, we reviewed the latest MLS hot sheet activity including new listings, pending sales, contingent properties, and current market trends throughout the area.

If you are thinking about buying a home in the Russian River area, this is an excellent time to watch the market closely. More inventory means more opportunities, especially for buyers looking for vacation homes, second homes, investment properties, river cottages, or full-time residences in West Sonoma County.

New Russian River Listings Hitting the Market

Several interesting new properties entered the market this week.

A smaller remodeled entry-level home on Eagle’s Nest Lane in Guerneville came on at $425,000. While modest in size and parking, it represents one of the more affordable opportunities currently available in the Russian River market.

A major fixer property located along River Road also entered the market at $350,000. Properties along River Road can offer affordability, but buyers should carefully consider factors like road noise, condition, and future renovation costs.

In Monte Rio, a rebuilt home located at 20489 Highway 116 recently hit the market at $579,000. This property was substantially reconstructed and offers many of the benefits of newer construction while still maintaining the character and feel of the Russian River area.

Forestville also saw activity near Mom’s Beach with a coming soon property on River Drive expected to attract attention because of its close proximity to the river and beach access.

One standout listing this week was a charming wood-detailed home in Rio Nido’s Canyon area. Homes with classic “river charm” architecture continue to attract buyers looking for the authentic Russian River lifestyle experience.

Buyers Are Seeing More Inventory Choices

One of the most important trends right now is that inventory is rising faster than pending sales activity.

This is actually very typical for late spring and early summer in the Russian River market. Sellers often wait until warmer weather arrives before listing their homes. Historically, inventory can rise from roughly 80 active homes to well over 120 homes during peak summer months.

For buyers, this creates better selection and more negotiating opportunities.

For sellers, it means proper pricing and strong presentation are becoming increasingly important. Homes that show well, are priced correctly, and fit current buyer expectations continue to move. Homes that are overpriced or poorly prepared tend to sit longer as inventory builds.

Pending Sales Show Demand Still Exists

Even with inventory increasing, quality homes are still moving.

One notable pending sale this week was a beautiful historic-style home on Highland Terrace that went pending in just 25 days. Character homes with strong presentation and desirable locations continue to perform well in today’s market.

Another value-oriented property on Rio Nido Road also moved into contingent status quickly, showing that well-priced entry-level homes still attract strong interest from buyers looking to get into the market affordably.

What This Means for Russian River Buyers and Sellers

The Russian River real estate market remains active, but buyers are beginning to gain more leverage as inventory grows heading into summer.

For buyers:

  • More homes are becoming available
  • Better selection is emerging
  • Negotiation opportunities may improve
  • Different price points are appearing across the market

For sellers:

  • Presentation matters more than ever
  • Pricing correctly from the start is critical
  • Homes with sunshine, parking, updated condition, and usable outdoor space continue to stand out
  • Local expertise matters in navigating flood zones, vacation rental rules, septic systems, and rural property issues

The Russian River market remains one of the most unique real estate markets in Northern California, blending vacation homes, river properties, redwood cabins, full-time residences, and lifestyle-driven buyers from the San Francisco Bay Area.

If you are thinking about buying or selling property in Guerneville, Monte Rio, Forestville, Rio Nido, Jenner, or Cazadero, feel free to reach out anytime.

17276 Summit Avenue Guerneville CA | Russian River Home Tour and Market Insight

If you’ve been searching for an affordable larger home in the Russian River area, 17276 Summit Avenue in Guerneville is a property worth taking a closer look at.

I toured this home today on Broker’s Tour, and for buyers looking for space, elevation above the flood zone, and value pricing, this property stands out in today’s Russian River real estate market.

The home is currently listed at $499,000 by Jeannie Vanderwiel of Vanguard Properties.

Property Details

  • 3 Bedrooms
  • 2 Bathrooms
  • Approximately 1,645 square feet
  • Listed at $499,000

Located up on Summit Avenue in Guerneville, this property sits well above the flood zone on one of the area’s hillside neighborhoods. That elevation can be a major advantage for buyers concerned about flood insurance or seasonal river flooding issues that affect lower-lying parts of the Russian River area.

What Stands Out About This Home

The first thing buyers will notice is the amount of living space offered at this price point. Larger homes under $500,000 in Guerneville are becoming increasingly difficult to find, especially homes with three true bedrooms.

Inside, the home features a spacious living room with a rock fireplace and wood-burning stove that creates a classic Russian River cabin feel while still offering more functional square footage than many older river cottages.

The kitchen connects nicely with the dining and living areas and also provides direct access to the outdoor deck spaces.

The upstairs primary bedroom is generously sized and includes its own access to the upper deck area, giving the room a more open and connected indoor-outdoor feel.

One of the most unique architectural features in the home is the custom wooden spiral staircase leading to the lower level. You do not see many handcrafted wood spiral staircases in Russian River homes anymore.

Downstairs you’ll find two additional bedrooms and another bathroom along with access to an additional lower deck area.

Things Buyers Should Know

Like many homes in the Russian River area, this property does have a few quirks buyers should understand before making a decision.

The parking is somewhat limited, with realistically enough room for approximately two vehicles comfortably.

The downstairs bathroom layout is also unconventional because access to the bathroom is through one of the downstairs bedrooms. That may not work perfectly for every buyer depending on how they plan to use the home.

However, when you balance those quirks against the overall square footage, condition, and price, the property still represents a strong value opportunity in today’s market.

Russian River Real Estate Market Insight

Inventory in the Russian River and West Sonoma County market remains relatively tight for homes that offer larger square footage at approachable price points.

Homes above the flood zone continue to attract strong interest because many buyers prefer avoiding flood insurance complications while still enjoying the lifestyle and natural beauty of the Russian River area.

Properties like this often appeal to:

  • Full-time local buyers
  • Buyers relocating from the Bay Area
  • Vacation home shoppers
  • Buyers wanting more square footage without entering the $700,000+ price range

Thinking About Buying or Selling in the Russian River Area?

If you are considering buying or selling property in Guerneville, Monte Rio, Forestville, Cazadero, or anywhere in the Russian River area, having a local expert matters. Every neighborhood has different considerations involving flood zones, septic systems, sunshine exposure, parking, access, and vacation rental regulations.

Russian River Real Estate Market Update – May 21, 2026

The Russian River real estate market continues to stay active as we move deeper into the spring and early summer market here in West Sonoma County. Inventory is slowly building, buyers are still competing for desirable properties, and homes in prime locations continue to move quickly — especially properties with sunshine, privacy, updated condition, and strong lifestyle appeal.

This week we’re seeing activity throughout Guerneville, Monte Rio, Forestville, Rio Nido, and Jenner as new listings hit the market, luxury properties move into escrow, and several homes close above asking price.

If you’re thinking about buying or selling property in the Russian River area, staying informed about the daily MLS hot sheet is one of the best ways to understand current pricing trends and buyer demand.

New Russian River Listings and Coming Soon Properties

One of the standout coming soon properties is located at 15111 Drake Road in Guerneville. This riverfront home features 3 bedrooms, 3 bathrooms, approximately 1,754 square feet, and is expected to be listed at $1,150,000.

Drake Road remains one of the most desirable riverfront corridors in Guerneville because of its close proximity to town and access to the Russian River lifestyle. However, buyers should be aware that portions of this area are now restricted for new vacation rental permits due to Sonoma County vacation rental regulations.

Another notable property is located at 16363 Wright Drive in Guerneville and is listed at $799,000. This 2 bedroom, 2 bathroom home offers approximately 1,297 square feet and sits in one of the more desirable hillside neighborhoods above town near Burkhoffer and Wright Drive.

This area is popular because it offers:

  • Better sunshine exposure
  • Reduced flood concerns
  • Proximity to downtown Guerneville
  • Quiet residential streets
  • Strong long-term desirability

Homes in this neighborhood tend to attract buyers looking for a full-time residence or second home with a balance of privacy and convenience.

A coming soon property on Neeley Road is expected around $590,000 for a 2 bedroom, 2 bathroom home.

Meanwhile, a newly listed modern-style home on Orchard Avenue in Guerneville is currently listed at $562,000. This 2 bedroom, 2 bathroom home measures approximately 780 square feet and sits near Old River Road behind the downtown hardware store area. While the location offers convenience to downtown Guerneville, buyers may notice some Highway 116 road noise in that section of town.

Russian River Market Inventory and Price Reductions

Current active inventory between Forestville and Jenner sits at approximately 80 single-family homes.

We are also seeing some price reductions begin to appear in the market. Currently, about five properties have reduced prices, mostly in the higher-end segment. Most sellers are making relatively small adjustments of around $10,000 as they test market response.

This is a market where pricing strategy matters tremendously.

Homes that are priced correctly and presented well continue to move. Properties that start too high often sit longer and eventually require reductions to catch up with market expectations.

Pending and Contingent Sales Showing Strong Buyer Activity

Several homes recently moved into contingent or pending status.

A luxury property located at 16930 Laughlin Road in Guerneville recently went into escrow listed at $1,995,000. This property stood out because it offered many of the features luxury buyers are actively seeking in the Russian River market:

  • Sunshine
  • Outdoor entertaining areas
  • Swimming pool
  • Bocce court
  • Guest or in-law unit
  • High-end finishes
  • Privacy
  • Out-of-flood location

The upper-end luxury segment continues to show strength when properties combine lifestyle appeal with functional usability.

Forestville also remains very active, especially in neighborhoods like Mirabel Heights and other areas outside the flood plain.

Recent Russian River Home Sales

Several recent sales highlight current buyer demand throughout the region.

Monte Rio Home Sells at Full Price

A property on Foothill Drive in Monte Rio sold for full asking price at $560,000 after only 22 days on market.

  • 2 bedrooms
  • 1 bathroom
  • 959 square feet

Homes that are clean, well-located, and priced appropriately continue to attract strong attention.

Jenner Ocean View Property Sells Over Asking

A home on Rock Point Drive in Jenner sold for approximately $50,000 over asking price.

  • Listed at $1,182,000
  • Sold at $1,232,000

Ocean-view properties in Jenner remain highly desirable due to limited inventory and exceptional coastal views.

Rio Nido Area Property Sells Quickly

A charming property on Mount Jackson Trail sold quickly after only 27 days on market.

  • Listed at $625,000
  • Sold at $675,000

This sale demonstrates that buyers are still willing to compete aggressively for well-presented homes in desirable Russian River neighborhoods.

Forestville Fixer Sells Below Asking

A property on Grape Avenue in Forestville sold below asking price.

  • Listed at $490,000
  • Sold at $440,000

This was likely due to condition issues and deferred maintenance, reinforcing the importance of presentation and property condition in today’s market.

Why Local Knowledge Matters in Russian River Real Estate

One of the biggest mistakes buyers make in the Russian River area is assuming all properties are the same.

They are not.

Every neighborhood has different:

  • Flood exposure
  • Sunshine patterns
  • Septic or sewer systems
  • Vacation rental regulations
  • Road access
  • Insurance considerations
  • Microclimates
  • Landslide concerns
  • River access

A home just one street away can have dramatically different characteristics and long-term value implications.

That’s why working with a local Russian River real estate specialist matters.

Thinking About Buying or Selling in Guerneville, Monte Rio, Forestville, or Jenner?

If you have questions about:

  • Russian River homes for sale
  • Vacation rental rules
  • Flood zones
  • Septic systems
  • Market values
  • Pricing strategy
  • Selling your home
  • Buying a second home in Sonoma County

feel free to reach out anytime.

Russian River Perch Above Guerneville

Russian River Perch Above Guerneville

15863 Morningside Drive

$929,000

Walk home to your perch above Guerneville on the coveted Flamingo Hill - this 4BD/3BTH home carries the soul of a treehouse with the confidence of something built to last. The elevated position brings sunlight, treetop views, and a welcome sense of separation from the river bustle below, while access to Johnson's Beach, neighborhood restaurants, cocktails, and the pulse of downtown is entirely walkable. It's the balance that buyers spend years hoping to find here - the peace of the woods with the energy of Guerneville right at your fingertips. Morningside Drive is the kind of address locals speak about with admiration: walkable to everything, yet removed enough to feel entirely your own. Properties here rarely trade hands, and even more rarely arrive with this level of quality, scale, and intention. Built in 2002, the home immediately distinguishes itself from the older cabin inventory that defines much of the Russian River. Soaring ceilings pull natural light deep into the interiors, while the windows frame the surrounding redwoods like living artwork. The upper level was designed for entertaining without effort - piano area, dining room, and generous living spaces all flowing naturally out onto two-story decks suspended in the canopy, complete with a peek-a-boo river view. It's the kind of home that shifts seamlessly from intimate weekends to long-table dinner parties with friends drifting in from the city. The primary suite feels less like a bedroom and more like a private wing: a dramatic entry into a substantial dressing room and walk-in closet, a spa-like bath with soaking tub, a dedicated sitting area, and finally a secluded deck with a hot tub tucked among the trees. Private, calming, and quietly indulgent in all the right ways. What makes this property especially rare is how successfully it balances sophistication with ease - a 2 car garage and parking deck, and the lot is intentionally low-maintenance - ideal for buyers who want wine country and river living without spending every weekend managing land. The location is unmatched - elevated above town for privacy, sunlight, and a sense of calm, yet only 0.3 miles to walk to Johnson's Beach, downtown Guerneville, neighborhood coffee shops, the pool at R3, live music, and the deeply rooted culture that continues to make this community one of Northern California's most loved escapes.

16363 Wright Drive Guerneville CA

Sunny Hilltop Home Tour | Russian River Real Estate

If you’ve been searching for a home in the Russian River area that offers sunshine, upgraded condition, sewer service, and reduced flood concerns, 16363 Wright Drive in is a property worth paying attention to.

Located above town off Drake Road, this 2 bedroom, 2 bathroom home offers approximately 1,297 square feet and is currently listed at $799,000. One of the biggest advantages of this location is that it sits up on the sunny ridge above Guerneville while still remaining just minutes from downtown shops, restaurants, Johnson’s Beach, wineries, hiking trails, and the Sonoma Coast.

In today’s Russian River real estate market, buyers consistently ask about four things:

  • flood concerns
  • sewer vs septic
  • sunshine
  • parking

This property checks many of those boxes.

Upgraded Interior With Modern Touches

Inside the home, there have been extensive updates and improvements throughout the property. The kitchen features custom cabinetry, updated countertops, stainless steel appliances, and an open kitchen/dining layout that flows directly into the main living area.

The bathrooms have also been remodeled with upgraded finishes, including dual sinks, custom cabinetry, and an impressive dual-head shower setup.

Additional upgrades include:

  • dual pane windows
  • wood flooring
  • central heat
  • air conditioning
  • updated finishes throughout

The enclosed patio area currently functions as a bright office space, making this property attractive for buyers working remotely or looking for additional flexible living space.

Outdoor Living and Storage

Outside, the property offers multiple entertaining and utility areas including:

  • deck spaces
  • hot tub area
  • RV parking
  • garage/storage space
  • workshop area
  • additional under-house storage

The backyard balances trees and privacy while still allowing for excellent sunshine exposure, something many buyers actively seek in the Russian River area.

Why Buyers Like Wright Drive

Homes on the ridge areas above Guerneville often attract strong interest because they combine proximity to town with practical advantages that are harder to find closer to the river.

Many buyers relocating from the Bay Area or searching for a second home specifically target areas that offer:

  • easier year-round access
  • less flood concern
  • public sewer
  • better sun exposure
  • upgraded condition

Properties like this continue to stand out because they reduce many of the common maintenance and insurance concerns associated with lower river locations.

Russian River Real Estate Market Insight

Inventory in the Russian River market remains competitive for homes that are:

  • well maintained
  • upgraded
  • realistically priced
  • located in desirable micro-locations

Sunny ridge properties in Guerneville continue to attract both full-time residents and second-home buyers looking for a balance of nature, convenience, and usability.

If you have questions about 16363 Wright Drive, flood zones, vacation rental rules, or buying and selling property anywhere in the Russian River area, give me a call.

Russian River Real Estate Market Update – New Listings, Price Reductions & Buyer Activity | May 15, 2026

The Russian River real estate market continues to stay active as we move deeper into the spring and early summer season. New listings are hitting the market daily from Forestville to Jenner, buyers are moving quickly on well-priced homes, and sellers are still testing the top end of pricing in some areas.

As a local Russian River real estate agent, I watch the MLS hot sheet every day to track what’s happening in Guerneville, Monte Rio, Forestville, Cazadero, Rio Nido, and the surrounding West Sonoma County communities. Here’s what stood out in this latest market update.

New Russian River Listings Hitting the Market

We saw several notable new listings come onto the market this week.

Dubrava Condominium in Guerneville

A one-bedroom, one-bath condominium at the Dubrava community came on the market at $390,000. Dubrava remains one of the most unique riverfront communities in Guerneville because residents enjoy private gated river access and low-maintenance ownership.

HOA fees have increased significantly due to rising fire insurance costs and required upgrades, but many buyers still see value in avoiding the maintenance demands that come with owning a traditional Russian River cabin.

Large Home Near Downtown Guerneville

A four-bedroom, three-bath home on Morningside Drive listed at $929,000 offers something increasingly difficult to find in the Russian River area — a true full-size family home within walking distance to town.

Many buyers relocating from Santa Rosa and the San Francisco Bay Area continue searching for larger homes that provide extra space for remote work, guests, or multigenerational living.

8-Acre Compound Opportunity on Highway 116

One of the most interesting listings this week is an 8-acre property on Highway 116 featuring two homes for $650,000.

Properties with acreage, multiple units, and room for extended family or creative use remain highly desirable in the Russian River market. Buyers continue looking for “compound-style” properties where they can combine lifestyle, privacy, and flexibility.

Summerhome Park Listing in Forestville

A new listing in Summerhome Park came on at $599,000. Summerhome Park has long been a classic West Sonoma County vacation community known for its strong sense of community, private beach access, and historic summer-home atmosphere.

Properties in this neighborhood continue attracting Bay Area second-home buyers looking for a slower pace surrounded by redwoods and river lifestyle.

Guerneville Home Priced Aggressively at $499,000

One of the standout listings this week is a three-bedroom, two-bath home with over 1,600 square feet listed at just $499,000 in Guerneville.

That type of square footage and bedroom count at that price point is becoming increasingly rare in Sonoma County. Homes priced aggressively like this are still generating strong buyer competition and multiple-offer situations.

Price Reductions Show Buyers Are Paying Attention

We’re also continuing to see price reductions on homes that have been sitting on the market for several weeks.

Today’s buyers are highly educated. They’re watching inventory closely, comparing pricing carefully, and reacting quickly when they see value. When homes are overpriced, buyers are willing to wait.

This is becoming one of the defining characteristics of the 2026 Russian River real estate market:

  • Well-priced homes move quickly
  • Overpriced homes sit
  • Sellers who adjust pricing appropriately are still finding buyers

Pending & Contingent Sales Remain Strong

Several homes also moved into contingent and pending status over the past few days, showing continued market activity throughout the Russian River corridor.

Properties in Guerneville, Forestville, Monte Rio, and Jenner continue entering escrow at a healthy pace, especially homes priced in the mid-range market.

Forestville, in particular, continues standing out as one of the strongest and most stable micro-markets in West Sonoma County. Buyers are drawn to:

  • Sunnier weather
  • Easier Santa Rosa commute access
  • Larger usable lots
  • Strong long-term livability

Recent Closed Sales Show Continued Demand

Recent sales also continue confirming that desirable homes are still attracting strong offers.

A Forestville home listed at $599,000 recently closed at $661,000 after only 23 days on market.

Meanwhile, a Monte Rio property listed at $400,000 sold for $410,000 with multiple offers after attracting significant buyer interest.

These sales reinforce an important reality:
When homes are priced correctly and offer desirable features like sunshine, flood safety, parking, updated interiors, or good access, buyers are still competing aggressively.

Thinking About Buying or Selling in the Russian River Area?

If you’re thinking about buying or selling property in Guerneville, Monte Rio, Forestville, Rio Nido, Cazadero, Jenner, or anywhere along the Russian River, staying informed about the market is critical.

The market is moving quickly, inventory shifts daily, and understanding local factors like flood zones, vacation rental rules, septic systems, and micro-neighborhood differences can make a major difference when buying or selling.

Russian River Real Estate Market Update – May 12, 2026

Inventory Still Tight as Desirable Forestville and Cazadero Homes Hit the Market

The Russian River real estate market continues to stay active as we move deeper into the spring season. Inventory remains limited throughout West Sonoma County, and well-priced homes in desirable locations are continuing to attract strong buyer attention.

As of May 12, 2026, there are approximately 84 active single-family homes on the market between Forestville and Jenner. Historically, a more balanced market would typically have closer to 120 active homes available, so inventory remains relatively constrained — especially for buyers looking for updated homes under $800,000.

If you are thinking about buying or selling in Guerneville, Monte Rio, Forestville, Cazadero, Jenner, or the greater Russian River area, understanding these inventory levels and buyer trends is critical.

Charming Creekside Cabins Hit the Market in Cazadero

One of the most interesting new listings to hit the market is located at 5465 Cazadero Highway near downtown Cazadero and close to the local bakery and market area.

The property features multiple small cabins tucked back off the road alongside a small creek with a private swimming-hole feel. Listed at approximately $410,000, the property is being marketed as a three-bedroom, two-bath setup across the cabin structures.

This is classic Cazadero real estate — private, rustic, creekside, and full of West Sonoma County charm. Properties like this continue to attract buyers looking for a slower pace of life, vacation-home opportunities, and access to nature.

Affordable creekside homes with character remain difficult to find in Sonoma County, particularly in this price range.

Forestville Continues to See Strong Buyer Demand

Another standout listing today is a ranch-style home on Joy Road in Forestville.

The property features:

  • 3 bedrooms
  • 2 bathrooms
  • Approximately 1,400 square feet
  • About half an acre of flat usable land
  • Sunny setting with privacy
  • Listed at $789,000

This type of property continues to hit a major sweet spot for buyers relocating from Santa Rosa and the greater Bay Area. Many buyers are searching for homes with more land, privacy, sunshine, and usable outdoor space while still remaining within commuting distance of Sonoma County employment centers.

Flat lots in Forestville are highly desirable because many Russian River properties are located on hillsides or heavily wooded parcels. Homes with sunshine, gardens, and easy access tend to move quickly.

Luxury Market Remains Active in Forestville

The upper-end luxury market also saw activity today with a spectacular modern home listed at 9244 Carol’s View Lane in Forestville for $3,750,000.

The home features:

  • Approximately 3,433 square feet
  • 3 bedrooms
  • 4 bathrooms
  • Modern architecture
  • Extensive glass walls
  • Tall ceilings
  • Luxury finishes
  • Expansive views

Luxury inventory in the Russian River and West Sonoma County market remains limited overall, particularly for modern architectural homes with privacy and high-end finishes.

Price Reduction in Guerneville

A property located at 14194 Lovers Lane in Guerneville reduced its price from $499,000 to $490,000.

Price adjustments are becoming more common when homes are initially priced too aggressively for current market conditions. Buyers remain active, but they are increasingly value-conscious and selective.

Pending Sales Show Continued Buyer Activity

Several properties moved into pending status today, meaning buyers have removed contingencies and are committed to closing escrow.

Pending properties included:

  • Foothill Drive — listed around $400,000
  • Melody Avenue — listed around $582,000

The Foothill Drive property went pending after approximately 25 days on market, while the Melody Avenue home moved into pending status after only 11 days.

This reflects an important market trend currently taking place throughout the Russian River area:

Well-priced homes in good locations are still moving steadily.

Forestville Sale Closes Above Asking Price

A recent closing at 3048 Trenton Road in Forestville demonstrates the current market dynamic clearly.

The property:

  • 3 bedrooms
  • 2 bathrooms
  • Approximately 1,700 square feet
  • Listed at $879,000
  • Closed at approximately $885,000
  • Only 9 days on market

While the Russian River market is no longer experiencing the extreme 20% over-asking bidding wars seen during the pandemic years, highly desirable homes are still receiving strong offers and modest overbids.

This is generally considered a healthier and more sustainable market environment.

Russian River Market Outlook

The overall Russian River real estate market continues to show stability heading into summer 2026.

Key current trends include:

  • Inventory remains lower than historical averages
  • Buyers remain active for desirable homes
  • Overbidding still occurs selectively
  • Pricing strategy matters more than ever
  • Creekside and sunny properties remain highly desirable
  • Forestville continues attracting buyers priced out of Santa Rosa

Many buyers are still struggling to find the right property due to limited selection, particularly in the entry-level and mid-range price points.

More listings coming to market would help improve buyer options and increase transaction activity heading into the summer season.

If you are considering selling your home in Guerneville, Monte Rio, Forestville, Cazadero, Rio Nido, Jenner, or anywhere along the Russian River, now may be an excellent time to discuss your property and current market conditions.

Russian River Real Estate Market Update – May 11, 2026

Homes Under $600K Continue Moving Fast Across the Russian River Area

The spring real estate market across the Russian River continues to show strong momentum as buyers compete for well-priced homes in Guerneville, Monte Rio, Forestville, and the surrounding West Sonoma County communities. Inventory remains limited in many price ranges, and updated homes under $600,000 are continuing to move quickly — often within days.

In this May 11, 2026 Russian River real estate market update, DAVID R MILLAR with The Millar Group reviews the newest listings, homes going into escrow, recent price reductions, and properties that recently closed escrow.

If you are thinking about buying or selling Russian River real estate, these weekly market updates help identify market trends and changing buyer behavior as it happens.

New Listings Hitting the Russian River Market

One of the more interesting upcoming listings is a “Coming Soon” property located at 11345 Highway 116 in Guerneville. The property includes approximately 8 acres with two homes and is expected to be listed around $650,000. Acreage properties with multiple structures remain highly sought after throughout the Russian River area, especially when they offer privacy, usable land, or potential for multi-generational living.

A new luxury listing also entered the market in Forestville at 6016 Anderson Road. The property features over an acre of land, five bedrooms, four bathrooms, and a swimming pool, listed at $2,250,000. Higher-end homes with privacy, sunshine, and outdoor amenities continue to attract Bay Area buyers looking for second homes and lifestyle properties in Sonoma County.

Meanwhile, the affordable market segment remains extremely active.

A three-bedroom, two-bath home at 5101 Canyon 2 in Guerneville entered the market at $549,000 and is expected to attract strong interest based on current market conditions. Updated homes in the $500,000 to $600,000 range continue to be one of the most competitive segments of the Russian River market.

Another listing generating attention is located on Rio Vista Terrace in Monte Rio’s Starrett Hill area. The property at 21482 Rio Vista Terrace offers two bedrooms, three bathrooms, approximately 1,200 square feet, and is listed at $449,000. Starrett Hill remains popular due to its sunshine, elevated locations above the flood plain, and proximity to downtown Monte Rio and the Russian River.

Price Reductions Still Occurring on Overpriced Listings

Not every home is selling immediately.

The property located at 14225 Cherry Street in Guerneville recently reduced its asking price from $595,000 to $565,000 after spending 87 days on the market.

The Russian River market is still rewarding homes that are priced correctly from the beginning. Buyers are active, but they are also educated and sensitive to condition, location, insurance costs, deferred maintenance, and overall value.

Pending Sales Show Strong Buyer Demand

Several notable homes went into escrow quickly over the past week.

The property on Drake Road in Guerneville — a four-bedroom, two-bath home listed at $750,000 — went contingent after only about two weeks on the market.

14917 Melody Avenue also moved into escrow after just 11 days.

One standout property was the classic craftsman-style home at 9094 Highland Terrace in Monte Rio. The home was listed at $849,000 and quickly attracted a buyer shortly after hitting the market. Well-maintained homes with character, privacy, and strong presentation continue to perform exceptionally well.

Another example of the strength in the entry-level market is 14911 Canyon 7 in Guerneville. The three-bedroom, two-bath property was listed at $595,000 and went into escrow in only 7 days.

The trend is becoming increasingly clear:

Updated 3-bedroom, 2-bath homes priced under $600,000 are moving very quickly throughout the Russian River area.

Recent Closings Show Multiple Offer Activity

Two recent closings further highlight current buyer demand.

8110 Tyrone Road near Monte Rio sold after approximately two weeks on the market. The property had been listed at $499,000 and closed at approximately $510,000 — over asking price.

The property on Gabes Rock Road also sold quickly. Listed at $395,000, the home closed at $405,000 after only about 15 days on market.

These sales continue to demonstrate an important trend in the Russian River real estate market:

Homes priced strategically are often generating multiple offers and selling above asking price.

Cash buyers remain active throughout Sonoma County, particularly for second homes, vacation properties, and lifestyle-oriented rural real estate near the river, redwoods, and Sonoma Coast.

Russian River Real Estate Market Outlook

The 2026 spring market is shaping up to be competitive, especially for homes that are:

  • Priced under $600,000
  • Updated or move-in ready
  • Located above flood concerns
  • Close to downtown Guerneville or Monte Rio
  • Suitable for second-home or vacation use
  • Offering sunshine, privacy, or usable outdoor space

Inventory remains relatively limited, and buyer demand continues to be fueled by people seeking lifestyle-driven properties outside major urban areas.

For sellers, preparation, pricing, and presentation remain critical. Homes that are clean, updated, and marketed effectively are continuing to outperform.

For buyers, speed and preparation remain important as desirable listings are often moving into escrow quickly.

If you are thinking about buying or selling property in Guerneville, Monte Rio, Forestville, Rio Nido, Cazadero, or anywhere along the Russian River, DAVID R MILLAR and The Millar Group specialize in local Russian River real estate and rural Sonoma County properties.

  • Briggs & Stratton generator
  • New roof
